We had a similar thing happen six months ago, myself and two mates - we were all 24, combined income over £100k, great references - were due to move into a house at £800pcm. We'd paid our deposit and fees to the estate agent a week before and the landlord was fine with it. Two days before we were due to move in the landlord cancelled everything as apparently he didn't want three people living in the three bedroom house.
We had a day and a half to find a new place before our old tenancy ended. Thankfully we did but I still wish a lot of bad things to happen to him.
The resulting mess cost each of us close to £200.I am not really an Eskimo. I can hear what you're thinking... "Inuit!"0 -

I still wouldn`t move out. At the end of the day, so long as the landlord is receiving money, you`re pretty safe for the short term. If the landlord has got new people coming in, well, that`s too bad for them, and they`ll have to make alternative arrangements - think about yourselves in this matter because nobody else is going to (with the exception of some `aid` groups).
Write to your current landlord outlining the situation. If he or she doesn`t like it, well, that`s life. I`d focus on getting your reference fees back. Apart from that, I`d put this down to experience - and it sounds like you`ve had some pretty nasty ones, I`m afraid - and think about getting another place.
Whatever you do, DON`T MOVE OUT because `the law says...(blah, blah, blah)`.

I think you should stay where you are and put yourselves on the council housing list. You will be a priority case with the 2 small children you have. If you current landlord wants you out he will have to take you to court over it several times as they will give you as much time as you want as you have small children.
The council may offer you temporary accommodation which will be no better than a 1 bedroomed flat but at least you will be nearer to long term housing.

As sorry as i feel for the OP, i just can believe the rubbish that some people put on here.
If the new tennant that is supposed to be moving into Jaype's current house comes on in a few days with a similar story, are they going to get the same sympathy? It is the sort stuff that people have posted on this thread that perpetuates the problem.
Nor is it Jaype's current landlords fault. All this about, 'keep paying and there's nothing he can do'....why should he be penalised.
I understand that its a dog eat dog world, and ultimately the OP has to do what is right for themsleves and their family, but sometimes the double standards bounded around the forum astounds me.
It would be interesting to see if we did get two posters on the board looking for advise on the same 'conflict' where 'the board' wasn't aware it was related, what the responses would be like.

Cheers. We're not going to upset our current landlord as he has been really decent with everything - and I wouldn't wish what we had on the next tenants, either. At least if we move to our friend's house we can choose our neighbours - wouldn't feel safe on some of the local estates, especially as we have children. We are lucky in that we have some time and some money so can choose what we do.0

Have you asked your current LL if you can stay on in the current place, he may not have new tenants yet. Also you need to get your reference fee back from the LA, if they squirm mention ARLA & trading standards."Mrs. Pench, you've won the car contest, would you like a triumph spitfire or 3000 in cash?" Jaype - I really feel for you - landlords can be unfair, tenants can be unfair, but at the end of the day you did everything right and still got messed about. I don't know if you can contact ARLA or anything? the letting agent MUST give you the fees back as the landlord has pulled out, not you. They can only keep the fees IF you are moving into the flat, which you aren't. See what the letting agent are doing to sort this out and when you will get your fees back if they can't sort it out.MFW #185

The letting agent has our fee, but that's because we are currently letting them do so - they have paid out for the references and also have most of the rentals in the area on their books, so having them feeling bad (it's a single shop family run business and they are actually quite reasonable people) and working for us is a good thing... If they don't find something soon they'll be out of pocket so it gives us a small advantage. They have agreed to give iot back to us as and when we give up looking through them.0

In an ideal world "The Golden Rule" may work, but then the world is far from ideal.
I love the way people run around quoting `philosophers` and `religious figures`. In fact, it was JS Mill who was the staunch proponent of the reciprocity rule in modern times (and man, he was a bit of whacko!) How many people have died as a result of following the drivel that is spouted by major `leaders`? Jesus? Marx? Gandhi? Oh, just a few million, that`s all.
Maybe I`ll start touting myself as a major philosopher or religious figure and see how many schmuks I can get to follow me!!!
Getting back on topic: Jape, I understand what you`re saying. I hope you get some justice out of this situation and that the landlord who skanked you ends up getting his head kicked in by a bunch of chavs out of their heads on cheap booze / drugs
