Not personal against you Andy, was referring to my friendship with Mr Helpful. I was capitalising the words because I wanted to put across the fact that I have seen Mr Helpful and I'm a good judge of character

Andy did you fail English at school?

Its perfectly clear. Mortgage Mamma is saying that just because she has met and had social intercourse with me does not mean her judgement is clouded. She has the ability to see though a person and find their true identity. I cant see that it's personal as she is referring to me. It may be you are suffering from Paranoia, I would consult a independent fees free psychiatrist

Not at all paranoid, obviously misread the capitalisation.

Didn't you two meet on the Mortgage Next AR course?

    Andy.

I would just like to back up my broker. He has given us all the information that we have needed to know including the fact that a self cert would give him a higher percentage of money on the deal even though he is advising us to go fast track. And yes he told us that that means they can ask to check income. Oh and also that it is because self cert is getting such a bad reputation amongst banks.

So all I'm trying to say is that our broker is working bloody hard for us so maybe you need to find a better one if that is the experience that you have had.

its going to come as a surprise to find out that with true self cert the lender can check income after offer as well. I presume thats half you didnt know and I did.

What's the point of 'checking' income on a self-cert? If the applicant could prove income he would've gone full status, wouldn't he? (or she)

Apparently if a lender requests income on a self cert its another way of declining the application.

It is a good question. Unfortunately self cert is affectionately tagged the "lie to buy mortgage" and in some cases with good reason. Why can not a person show their income? Does the Inland Revenue allow self cert? The person may not be able to show income in the way the lender wants but they should be able to show things like bank statements.
Lenders do random checks as you would expect anyone to. Would you give your own money away without some sort of occasional check. The checks though have been stepped up in recent years plus the hunter system seem to be catching quite a few people.

It's nice to hear someone praising their broker and saying positive things. If you got a good one hold on to them!

(and for the benefit of the sceptics no I am NOT the broker in question!)

    Hi Andy

No I'm not with Mortgage Next, but you are right we did meet on a course. Although I don't know how we managed to pass it as we (and the other candidates) spent two full days taking the mick out a dodgy candidate and in curry houses and getting legless.

    HI MM
Speak for yourself I will admit to having a laugh at the expense of the very dodgy broker and having a curry or two because the hotel was a cheap one with no restaurant, but Legless ? Not me I always am in control of my fucalties.
As for passing the course I did it by skill and knowledge
