    One of the joys of forums is that you only see the written words and not the intonation or the body language and so it is easier to mis-lead someone. If you read my posts you will notice at times I use grammer correctly and put in things like ?'s so that its not misleading. Other times I deliberately use ambiguity just to see what I can get away with. I have only seen one other poster post with ambiguity in the same way.
    As regards your light hearted comments I could use 2 words from the list but none of the phrases and those 2 words would get used correctly. I am not a chav.
    Yes I do worry about English teaching in schools because there is so much that can be done with Language that is not taught in schools.

    Andy - whats up with you, let it go for gods sake in the grand scale of things this isnt important! Mr Helpful is not a chav, in fact he has a huge BTL portfolio of his own, two successful business, a lovely home and drives an aston. He's a personal friend of mine and there is a lot more to him that what you see on the forums so please do not judge him on one of two off the cuff remarks - I will back him to the hilt on most things because he is one of the most geniune honest and considerate advisers I have ever met and has good principles. He has also been in the industry for over 20 years and sometimes you just have to stop and think that we are here to help clients and forum users achieve what they want, warn them of the risks and guide them to take advice. Sometimes you just have to accept that there are mroe experienced people than ourselves.

    Mr Helpful - stop winding people up for the sake of it, you are here to help forum users not cause chaos

    If someone doesnt accept your views on something accept it gracefully and agree to disagree - no point hitting eachother with sticks it achieves nothing

    Mortgagemamma i think the fact MR Helpful is a close friend may be clouding your judgement here - and I am sure Mr Helpful is big enough to defend himself

    If I hadnt had to put the silly signature about being a mortgage adviser I would have put:-

    "When some one is kicking your butt at least you know you are in front"

    My butt gets kicked quite often but I know exactly where I am. It's because I look after my customers so well that puts me in the position to get my butt kicked

    BEWARE the insurance trap.

    Scenario: Buy as B2L, but then move in yet buildings insurance risk has been assesed for a tenant living there. House burns down, insurance wont pay out, client left with no house and a large mortgage to pay.

    You might change the insurance however this can trigger a letter to the lender in which case the lender will realise you did the B2L application fraudulently just to get the house.

    In my opinion most brokers dont know half the stuff they should know.

    Brokers often recommend a 'fasttrack' instead of true self cert. Look at the small print for fasttrack and you will see lenders reserve the right to check income AFTER LEGAL COMPLETION. How many brokers put this in thier reasons why letter?

    Well tell you what you and me could pool our knowledge I would still know just the same.

    its going to come as a surprise to find out that with true self cert the lender can check income after offer as well. I presume thats half you didnt know and I did.

    Andy did you fail English at school?

    Its perfectly clear. Mortgage Mamma is saying that just because she has met and had social intercourse with me does not mean her judgement is clouded. She has the ability to see though a person and find their true identity. I cant see that it's personal as she is referring to me. It may be you are suffering from Paranoia, I would consult a independent fees free psychiatrist
