Putting flat up for rent Energy performance certificate Scotland

Hi,

I'm about to put my flat up for rent in Glasgow. I want to be a good landlord and comply with all the necessary regulations. One of the various bits of information I need to produce for my tenants is an Energy performance Certificate (EPC). I've just had an online quote of £36 to produce an EPC for a 2 bedroom flat in Glasgow. All very good but what qualifications does the person issuing the certificate need to have to make it valid and is there a register you can check the company/individual similar to the Gas Safe register. When I checked the address of the company quoting the £36 on Google street view it took me to an arts and crafts shop. So I'm not entirely convinced about the quote.

Also I see there is a sticky thread giving advice for people renting but I don't see one for landlords. I would be grateful if someone could point me towards one if it exists as so far a search has not produced one.

Any advice gratefully received in advance thanks.

    Seeing as one additional thing you need to do in Scotland is to register YOURSELF as a landlord (fit and proper person) with the local council:

    can you not make this enquiry with your local office at the same time as checking this registration off your to-do list?

    If you did a search for 'cheap EPC Glasgow' or some similar combination of words you will have probably got your quote from some bucket shop enterprise that will endeavour to find a qualified person to actually do the work.

    As an alternative if you go to hcrregister.com there is a find an energy assessor option, chuck your postcode in and you'll get a list of nearby individuals qualified to do the job. This list should only display currently registered and qualified individuals and includes their registration numbers.

    The vast majority of these people will be DEAs (domestic energy assessors) and will either have a Level 3 Award in Domestic Energy Assessment or a Diploma in Domestic Energy Assessment - these are equivalent qualifications, merely one body managed to get their version called a diploma.
    (You might find the odd person who is a Home Inspector instead - that qualification includes the energy assessment)

    Anyway - the hcrregister is where the list of qualified people is maintained so if an assessor is on that list then they will be qualified to do the job.

    Using the simple search term "epc Scotland" brings up this http://www.scotland.gov.uk/Topics/Built-Environment/Housing/BuyingSelling/Home-Report/epcs . Look at the bottom and there is a link to a list of approved epc providers, which ultimately leads to this

    There isn't one on this site although there are many threads and individual posts which give guidance to LLs. G_M has a lengthy post which is mainly geared to LLs in Eng/Wales but some of it would also be useful to LLs in Scotland

    You may want to consider joining SAL ( Scottish Assoc of LLs) and checking whether your local Council runs any PRS LL accreditation courses
