    The council planning department told me I dont need any permission to convert the garage and that I could just go ahead with it and its nothing to do with them.

    So maybe there is no paperwork as none was needed?

    Planning permission is not required for garage conversions. However, converting a garage into habitable space will normally require approval under Building Regulations. They're two different things!

    We had to pay several hundred pounds for the Building Notice so the amount should have been itemised. (We applied for it ourselves)

    Also, our builder did not arrange the final inspection so we had to phone and arrange this ourselves. The building certificate then followed. We did not have to pay for it.

    I know councils vary as to whether they issue a certificate when you have applied for a Building Notice.

    No it's not itemised by cost it just says what the work is that the applications and inspections are included in the whole figure.

    The council have looked for everything related to our address and can only find when our doors were replaced. There is no notice or completion certificate or a record of any inspector visits all of which the council say they should have.

    my hubby is adamant that he did see an inspector on site that came from the local authority on more than 1 occasion

    So not the builder at fault then?

    I don't know who's "fault" it is. Hence why I am asking for help. My hubby says he was introduced to someone who he was told was an inspector but as I said he didn't talk to him or know what he did as the builder was dealing with it all.

    I have written confirmation from the council that they have no building notice, inspection paperwork or completion certificate either on their computer systems or paper archives.

    An answer could be that the builder used an independent building inspector and for whatever reason his report has not found its way to the local authority however that doesn't really explain why the local authority say they have never been notified of the building work either.

    If the council had the notice paperwork and not the inspection report i could see it being an error with paperwork going astray but why wouldn't they at least have the building notification?

    At the minute the council say its the builders fault as they've never had any paperwork etc; the builder says its the councils fault and that they've lost everything relating to the build; and I'm the one getting stuck with the bill as the builder will not reimburse or even contribute to another inspection and the council will not reduce their charge.

    Have you looked yourself at the council planning portal. I think all councils have all planning info available. Not sure how far back it goes but you put in your address and it will give any planning approvals etc issued.
    Also as previous poster said, you would not have needed planning permission only building reg approval. Did you try the building reg department - this is normally completely seperate to the planning department at the council. Might be worth trying to get hold of the buliding inspector -does the builder remember his name?

    we are just finishing off a building project and will hopefully have the building inspector round in the next week or so to sign everything off. I cannot believe that you didn't ask for the certificates and paperwork when this was completed originally, surely you had conversations with your builder along the lines of this? I know we have. we have got the certificates for the gas work and in the next day or so e will get the ones for the electrics.

    just pay the money and put it down to experience otherwise your sale may grind to a hold pdq
