I agree with getmoreforless - as a house that's going to appeal primarily to the famiy market, only one loo in a five bed house is just not enough (assuming there isn't one in the utility)......
Previously we've owned a six bed (3000 sq ft), then a five bed (1600 sq ft) house - the six bed had four loos......in two bathrooms on first and second floors, a separate wc on the mezzanine level and in the utility on the ground floor. The five bed smaller house had two shower rooms each with loo serving the ground floor and a third loo in the first floor en suite bathroom. We were only ever a family of three, but found when entertaining having three or four loos was ideal.
In our current house which was bought as a real project, there were initially two loos, but we have just built an extension which includes a utility with our third loo - this house when completed will be a four bed, 2500 sq ft property.
I always try to follow the 'cat litter tray' principle when equipping a house with loos - one for each person (or cat) plus a spare to be on the safe side

OP, if there is adequate space in the utility and there isn't already a loo fitted, I would deinitely be considering having one put in!Mortgage-free for fourteen years!

There are other options. Sell cheaper and look for a new place on Help to Buy scheme such as a new build. You don't need a 20% deposit for that.0
