    Hi OP. I hope this is taken as constructive criticism.

    I looked at photo's of your house and can see right away what might be putting people off. You need to lose the woodland scene on the wall, the funky posters and cushions, the noisy & loud wallpapers in the bedrooms and get some flowers in that garden.

    Make your house beige & boring and it becomes suddenly more attractive to buyers.

    In your position I think that instead of missing out on newly married life together I would have sold for whatever price facilitated a timely sale and then looked at buying what we could afford with the proceeds by perhaps looking for somewhere of a similar size, but in a more affordable area as a stepping stone.

    If you are looking for properties only within Whitley Bay central then there is a definite bubble in that area. However the north east is one of the most affordable places in the country once you move just a couple of miles away from the coast.

    We live just near the A1058 (Coast Road) which runs directly between Newcastle and the coast. We picked this location as it is in a quiet area next to a country park, but also just a 10 minute drive to the Coast, and 10-15 minutes to Newcastle city centre.

    If your job is in Newcastle and your family is in Whitley bay then perhaps this would be a perfect location and you can buy a very decent 3 bed place on a private estate for 150K. Then, once you have built up some additional savings you could move to a similar sized house in Whitley itself?
    • The rich buy assets.
    • The poor only have expenses.
    • The middle class buy liabilities they think are assets.
  • I think your house is well presented and yes, it is not magnolia but I think it will appeal to a lot of buyers. Unfortunately I think the only option available to you is to drop the price. It is not as if you are living there with your husband and dogs and you could sit it out. If it is causing you so much distress then you have to get it sold asap.

    Look at cheaper areas that are still close to where you work and your family, and aim to move up from there when you can. Some things are more important than money.

    I agree. the presentation isn't much of a problem, if any. I like it a lot :beer:

    As with any situation like this, lower the price enough and it will sell.Having it on with multiple agents does give the air of desperation, however.
  • The house decor is lovely, but very personal to you and your hubby. You need to make it as plain as possible so buyers can imagine their own stamp on it.....that is what we have been told anyways!

    Also would you not consider renting your place out and rent a place up north atleast until the market improves (fingers crossed) least that way you can be together.
  • What is it that you are wanting to buy in Whitley Bay that you can't drop the price of yours? I can sell you our 3 bed semi on the Royal Quays. :D Nice and quiet, easy access to transport links to Newcastle and Whitley Bay.

    Hi

    I know it's an upheaval, but why can't you have the repointing and woodworm treatment completed? This would leave your house in a state where a buyer could move in without worrying about further work and make future surveys more positive.

    Also, is car parking an issue for you? I wonder if this could be mentioned in the description.

    hi, what im saying is that the bar minimum we can drop to is £195k, that leaves us with a 20% deposit to put towards a new mortgage (thats the lowest % they will let us buy with) this equates to £150k to spend on a house, i can find houses for that price now but i still cant sell mine at that price in order to do it as no one wants to buy!
    to have the woodworm and repointing done it will cost £7k and we have no money in savings to pay for this so we took the £7k off the house instead.
