Dealing with the other side’s solicitors - UPDATE

So two weeks on and we still don't seem to be getting anywhere.
I've got to the point that I've told the estate agent we're pulling out next week if things aren't resolved but I seriously don't think they care
P.S. I realise this isn't much of an update. I just need to vent or I'll start crying again like I did yesterday.0 -

Have you spoken to the vendor themselves? Ultimately the conveyancer works for them, not the EA.
I think we only finally pushed ours through by speaking to our vendors and asking them to firmly kick their conveyancer (to get enquiries back, then to get completion date agreed then finally to actually get exchanged, which happened last week). They were fairly angry with the person they were dealing with but we've got there in the end.
And I was stressed enough to feel pretty ill last week.0 -

My feeling is that the seller's solicitor is having a diplomatic cold on his client's behalfHi, we’ve had to remove your signature. If you’re not sure why please read the forum rules or email the forum team if you’re still unsure - MSE ForumTeam0 -
Knock on the vendors door and ask them nicely outright if they are planning to go through with it as you are struggling to get answers from their solicitor they maybe totally unaware
Even if they don't want to go through and have been deliberately dragging their feet at least you will know where you stand0 -
We did meet with the current owner over the weekend. Turns out he thought it was us delyaing things. When we said there were still enquiries outstanding he was annoyed as he'd already provided the responses to his conveyancer. He's an old guy and has never sold a property before so I think he doesn't really understands how the process works. After we had out offer accepted he was ready for us to give him the money and he'd give us the keys
It's frustrating though as even though we now know the answers from the owner it all has to formally come via his conveyancer. The conveyancers say they didn't receive responses from the owner - if that's true why they were unable to chase him for the answers I do not know.
So even now we have the owner on our side it seems we're still at the mercy of the conveyancers. The estate agent is just as useless as they have a business relationship with the conveyancers so all of my grumbling falls on death ears. I've now threatened to pull out if everything isn't resolved by the end of the week and they still don't care
Sorry I know this is all a bit of a waffle.0 -
More or less exactly how ours went. Except the conveyancer didn't say it was the vendor not replying, just didn't communicate at all (and sent rubbish back on first attempt). I think they delayed us by a month to 6 weeks, but we complete TOMORROW. There is hope!
If the vendor is a little uncertain, perhaps suggest they call their conveyancer and demand to know what's holding things up, and instruct them to pull their fingers out.0 -

I know we'll get there eventually. I'd just rather it be a little sooner than later lol.
On Monday the owner called the conveyancer to chase things and we also got the estate agent to do the same. I called them again on Tuesday (as they hadn't called me back as usual) and they said they'd had an email from the conveyancer saying they'd sent the enquiries out to the owner again and would call him when he'd received. That's when I told the estate agent we'd be pulling out if the responses weren't back to our solicitor on Friday.
I hold no hope in getting the responses but I'm not sure I can do anything else at the moment. I think I just need to try and forget about things for now (as I'm slowly going crazy) and see where we are Monday morning.0 -
Don't forget monday is a bank holiday.... Very much doubt much will happen between now and tuesday with that to consider0

Thanks, I had forgotten - woohoo day off work
I'll see where the land lies on Tuesday then lol.0 -
Suggest enjoying BH weekend without worrying about painting, moving etc etc. Which is what I'll be doing. And showing MIL round :S0
