The trouble with doing away with s21 is the lesson from history. Before assured shorthold tenancies came in, tenants had complete security and rents were regulated. Good for tenants - so good that the supply of properties to rent dried up almost completely. For example, if a home owner was going away for a year, he might leave it empty, rather than risk not being able to get his home back - ever! There were company lets. And my father used to rent the flat above his surgery to foreign PhD students on the basis that they would be bound to move out sooner or later. But it was very, very hard for ordinary Brits to rent property in this country privately. And it pushed rents up enormously, because of the risk. I reckon we are still living with the aftermath of those historically high rents.
So, now we have s21, and that restored the balance. There are now loads of private properties to rent, and compared to house prices rents are far lower. And yes, some mean-minded landlords can go for 'retaliatory eviction'.No reliance should be placed on the above! Absolutely none, do you hear?0
