2nd Viewing - Advice for me as Vendor!

    First viewing I would accompany the viewer to all rooms then leave them time at the end to wander alone.

    Second viewing I would let them walk round alone, but have a nice folder with things like boiler service certificates, user guides for built in appliances, FENSA certs, utility bills, basically everything that shows what an organised and tidy and pedantic person you are. You are, aren't you? At the end of their wandering you sit them down and discuss how great your neighbours are, how quick it is to walk to town/KFC (need to judge their character here), how quiet it is etc.

    What a house buyer wants to see is someone who has all the paperwork organised - they are likely to be someone who has cared for their property.

    Thanks - fortunately I am indeed that pedantic person! Although most of my bills are online, I could show them these and I also have a copy of the gas certificate showing the boiler/gas fire was serviced just before we went on the market a few months ago. I have a drawer full of instruction booklets for the built in appliances.

    I think it's just nerves - you don't want to say too much nor say too little. But, I shall offer them the information you mention.

    FWIW I have no interest in other people's utility bills as they won't tell me anything unless I ask a million questions about their usage.
    The only one that would interest me would be council tax

    This can be an absolute deal breaker if the signal is rubbish. Ditto for the computer so you might like to have a few facts ready.

    We've just looked at a load of houses and are moving out of London so the internet speed and mobile signal were both important so mobiles on and looking at signal. For broadband the agent knows nothing so it is best to look on a site such as samknows.
