2nd Viewing - Advice for me as Vendor!

    It's quite a good question to ask these days. The place I bought tested at 256K. I noted the badly installed extension wiring & old overhead cabling as a possible issue. After moving in got it up to 1.2Mbps with wiring fixes and after diagnosing a fault on the line, couple of BT trips to fix and it's now running at 2.5Mbps.
    You can do a bit with drains, but a proper, again professional, examination is often worthwhile.
    So far by your book we are out for a carpet fitter, surveyour and a CCTV drain inspection.
    Read plans, open drain cover, flush toilet several times, check for flow/block/seepage.
    Money to burn much ?
    I think if I knew in advance that the potential buyer wanted to do these things, they could be accommodated, but to just turn up and demand crosses a line in my view. It's still the vendors home at this point.
    Demand != ask.
    and to use an analogy; if you bought a car would you give a list of things you wanted to look over in advance, or would you just start lifting up the seats, removing the spare wheel, checking the oil, jacking it to look at the under side.
    People tidy a house to make it look good. I'm not interested in the presentation. I want the dirty secrets.

    When you surprise someone with a request, it's amazing what they'll let you do without having thought it over first to say no.
    It's not about making friends or being nice to people, it's making sure you don't buy a lemon from a joker.
  • If they try to discuss offers, just refer them to the estate agent that is what they are there for. Don't worry, I'm sure they won't start re-arranging your furniture or pulling up carpets. Most people don't even though it is a huge investment.

    On my second viewings and in no order:
    I have spent time looking in cupboards, brickwork, got into the loft, examined the concrete garage structure. Asked about various examples of bills for cost of running the house. Tested the broadband speed. Worked out where the light switches were going to, where all the plugs were in each room. Examined drains, checked taps & toilets. Looked for rot and damp; pulled back carpets, moved furniture. Measured each room to check against the EA advert.

    They showed me receipts for improvements that had been carried out, servicing for the boiler & other services (chimney, tree cutting).

    Several cups of tea, a chat and gave me an idea of what sort of people they were and how to deal with the process of buying the most expensive item I'm likely to ever make, from them.

    To that end, one should make a thorough examination - it's your money.
    But I'll wager most FTB's are unlikely to go into so much detail.

    No offence-but you sound like the viewer from hell! I really hope I don't get any viewers like you-but you've given me some useful tips for when I do second viewings myself!

    Id be really irritated if the vendor followed me around whilst I was viewing. They've done the right thing by keeping out the way whilst staying available for any of the buyers questions.

    If you insist on being in the house for viewings, at least stay out of the way.

    If the viewer has any specific questions , they'll just ask

    Hello Ladies & Gents,

    We have secured a 2nd viewing for our wee starter house - bloke came yesterday and is interested, returning with his father next week for a 2nd viewing.

    Is there a vast amount of difference between a 1st viewing and 2nd? What should I expect as the vendor? [It's my first time selling!]

    He was obviously interested as a result of the first one. He may just want a second opinion before making an offer. Or maybe his dad is a builder or surveyer! Probably not worth trying to second guess him
