I read the 1st paragraph, then skimmed the rest

    Too long IMO

Good luck in finding your new home.

Have you contact the estate agents in the area and asking if they know any about to come on to the market?

    You don't need

"Therefore we are dropping leaflets in the xx area to try and find the right property."

Anyone reading it will have just received the leaflet, you don't need to tell them you've just dropped it through their door - they know.

    I'd leave it in.

Without it the letter may appear to be targeted at that specific house which might appear to be slightly unsettling to some people. A global leaflet drop to an area wouldn't have the same effect.
Remember the saying: if it looks too good to be true it almost certainly is.

Yep we're registered with all of them and on their 'hot buyers' list as ready to proceed. I was taking this step as I'm not getting any calls!

Without wishing to be negative and speaking hypothetically, if something like that hit my doormat and regardless of the style of writing I'd put it straight in the recycling bin whether I was looking to sell or not.

It's too likely to be lost in a sea of junk mail and spam.

OP - go for it, you have nothing to lose other than some time, effort and the cost of a chuckaway PAYG SIM card. Worth looking at some of the earlier threads on here like this one -

Sounds fine - but keep it short as above. We did it before on a very small number of houses and got a nice call back from one who wasnlt interested at that time. No replies from others

    Long shot but why not?

This is the precise reason why when I did my own leaflet drop a few years ago before buying this house, my note was hand written and then photocopied in blue to so people would at first glance not instantly assume it was yet more junk mail and see it more as a personal note to the occupier/s.

It worked for me as the owners of my house responded to my note, albeit via the ea they had decided they would put the house up with, having made the decision to sell.
The bigger the bargain, the better I feel.

I should mention that there's only one of me, don't confuse me with others of the same name.

I hear ya! I hate junk mail and I have the odd flick through but it does mainly go in the bin. But like the others, I have nothing to lose and want to do everything I can to find a house rather than just sit and wait for the phone to ring. Ok, it's unlikely it will be fruitful but I still think its worth a chance. I buy a lottery ticket every now and again for the same reason! You never know!

Seems OK to me, if a liitle too wordy.

I would not be offended to receive it but its quite likely I would throw in the bin.

Can I suggest you use a large bold title such as "Are you interested in a private sale of your home?"

One other point, you are doing this because you have a buyer lined up. Are you interested in a reply along the lines of "We are thinking of selling next year"? Can you accommodate such a response? If not do not imply you could.
