Leaflet dropping to find a house - first draft letter

I'm seriously considering leaflet dropping around the area I am interested in living in as nothing is coming onto the market and we have a buyer on our place. I have seen threads on this in the past and have put together something and would be grateful for your comments? I plan to put it on nice paper with a handwritten 'Dear homeowners', or similar, and also my signature on it. Do you think it sounds ok?
For the Attention of the home owner,
Please forgive our direct approach, but we are looking to buy a long term family home in this immediate area. We have been looking to buy locally as our family live here and we are looking to return home, but have not seen anything on the market that suits our needs to date. Therefore we are dropping leaflets in the xx area to try and find the right property.
We are currently in a position to move at your convenience. We have a solicitor and finances in place so can move quickly. We would be happy to deal with you directly to save your estate agency fees, or alternatively deal through an estate agent if you prefer.
We are a young family looking for 2/3 bedrooms with a reasonably sized garden. If you have considered selling your house, or you know someone in this area that might be interested in selling, then I would be grateful if you could either call us on xxxxx or email us at xxxx to discuss this further.

You don't need to have the line: There would of course be no estate agent fees payable if we bought directly from you. as this is repeating what you have just said. Also, makes it look like you are pushing for that option.

Move the core purpose of the letter from the third para to the first.

Have you considered a long-term let as another option you could suggest, and possibly stir up more interest (and get you moved quicker)?0 -
Make it as informal as you can get away with as anything that attempts to sound formal just comes across as a scam. Make it the way you would speak to your friends.0

Personally I prefer the more formal approach. The informal ones that we get around here sound like estate agents pretending to be buyers and I never answer them.0

Absolute maximum of 2 paragraphs. Most people will only skim read it anyway - I would leave out the details about estate agents etc and I *would* include a phone number - you can discuss all that when they call...0
