Does planning permission have to be advertised?!

Browsing a property website I came across land across and slightly down from my rented property for sale. It's advertised as having planning permission for several 3 story homes - but despite reading the local paper etc. I have never seen this planning permission advertised and would have submitted an objection if I had. I have spoken to several neighbors who will be directly overlooked by this development and they had no idea either. This will block the view our house (which although it's rented is a big deal) and will also increase the traffic on the road. Currently it is very hard to park on our road evenings/weekends due to the proximity of several community builds and the number of houses. Extra properties will make this unbearable. Lets just say it is a very unhappy street today.

So my question is do planning permission applications have to be published? If so where? Is there any way that objections can be put in now?

We were planning to buy and move in the next few years but this may have to be speed up with this new development coming.

    Planning permission usually send letters out to all houses in the area i've received several over the past few years, it's just amrked to the occupier so you have have mistaken it for junk mail. You can view the planning appliplication online.

    I wouldn't worry unless this is a popular area, you could find it's for sale for years as developers aren't building anymore, eventually the planning will laspe or someone may buy it and request the application is changed to one dwelling.

    I generally open all letters even if mark to the occupier. How long does it take for the planning permission to lapse?

    immediate neighbours would have been written to by the council and a notice would have been put up on the street close to the site to let people know that an application had been submitted. the fact that planning permisison has now been granted would indicate that this probably happened a few months ago. not really much that you can do now that permission has been granted i'm afraid.

    3 years is the standard but in certain circumstances an applicant can ask for longer. for 7 houses its more than likely to be 3 years.

    It could just be outline planning permission and not full. Best thing would be to phone the local planning office and see if they can tell you anything more.

    if it is an outline the principle of development has been established which you wont be able to argue against. you may be able to affect how the development looks i.e. size and appearance of the houses and their place on the site.
  • Thanks I'll call the local planning officer and see what they say. I've lived here for nearly two years and have seen no noticed nor received a letter. Neither has any of the other neighbors I've spoken to, which seems a bit odd.
