  • I suppose it's easier to slate distressed people than it is to help them understand (in a pleasant way of course) what's gone wrong and why, so that they know what to look for next time.

    It might help if you provided a link to the property - rightmove? etc.

    You can also look on http://www.houseprices.co.uk/ to find out sold prices of other flats in your block.

    I hope the OP gets out with minimum loss, and hopefully isn't on an IO mortgage. She definitely has sympathy - who hasn't be misled by all the guff we've been fed for 5 years on the miracle of house prices. Am sure the Bank of England will arrange a nice rate cut in a couple of months to get the market booming again.

    Bubble probably is jealous, you're right. No doubt sitting with 100K+ in the bank, investments in more long-term vehicles, spreading his risk away from one asset class, renting a nice 4 bedder with a garden in a decent area paying less than the interest on the mortgage for the same property, getting the landlord to pay for all the maintenance. The crazy fool! Because prices only go up, right? Tell that to the OP.

    [apologies for turning the cry for help from the OP into an argument, but there's only so long I can read total nonsense on HPI pedalled as economic fact without try to redress the balance]

  • Its not a good idea for the OP to post links to her flat on here, as she has made an accusation that the surveyor has committed a criminal offence, as well as acting in a way that would cause their professional body to commence disciplinary proceedings against them. A link to the flat could cause the surveyor to be personnaly identified, and the allegations are defamatory!

    As a professional in a different area, if somone accused me of a criminal offence whilst I was doing my job, I would not hesitate in taking action against them.

    I realise that the OP has probably said what she said in the heat of the moment, but as a defence to litigation, this is limited in its applicability.

    I have seen a number of posts such as this over the last year or so.

    To be frank, there are a number of reasons why a property is valued the way it is. Lets face it we all know some EAs downvalue to get property on thier books. Additionally, yes, in some areas the market is deflating.

    I bought my place for 199, had one EA value at 309, one at 305 one at 265.
    I sold on Housenetwork for 295 and that was on the 2nd day. incidentally the 265 one sauid they weould gurantee it would be under offer by the end of the week. I sold on HN and it was Under offer on day 2. that was a new build too.

    In all fairness, the presentation of my place was excellent, as compared to others in the area, the photos were good, and there was a lot of interest indeed.

    Without seing the pics of the flat, its really BS for anyone to say whats overvalued and whats not.

    Correct.

    In this case the premise is that since the flat has been valued at lower than the original cost then there *must* be negligence on the part of the valuer at the time of purchase.

    The fact that OP seems to assume prices cannot fall is what has riled most respondents.

    The other side of being an MSEr is minimising your losses.

    Like all locations, some proprty sells fast, some sit and gather dust.

    Unless the OP provides property details, it's hard to tell if they paid less than, more than or the same as everyone else.

    Look at the amount of flats available in Glasgow in the OP's price range. Glasgow is awash with tenemant and new build flats.
