    Good morning: We are using Conveyancing Warehouse (Roberts Solicitors) for our house purchase...used them previously for our house sale and have been very impressed by their service and cost. They give you the option of filling out the SDLT form yourself for additonal savings.

    Hello All

    Thanks ever so much for everyone's responses. Ok just to clarify the following,

    The SDLT form is this so I pay the Stamp Duty Tax...is so why does a form need to be completed for it? (sorry i am getting really confused now). So what is the actual tax itself then the stamp duty tax? Sorry if this sounds a bit thick but I stil do not understand why a form neesd to be completed surely HMRC are receiving the stamp duty so why do they need me to complete a form as well!!

    I have gone witht he Alliance and Leicester why would they not accept a Personal Search? What type of search would they accept? I think the conveancying warehouse sound good! I think I will give them a call first thing on Monday. As I said before I only got a quote from this firm of solicotrs because my dad has used them in the past! I guess shopping around does do some good!

    Are they any other hidden charges I need to consdier regardign conveancying? Does anyone know roughly how long the whole process will take...and also can you exchange and complete on the same day?

    I asked hubby if conveyancing warehouse charge to fill in the SDLT form. He said they charge £40ish. He thinks its worth paying as if you fill it in wrong they charge you £100 per month for every month its not paid until its sorted out. If the sol fills it in wrong its down to them to sort it out.

    Also there aren't hidden charges as such. They send you out an instruction pack and in it they list any additional searches you might want doing, they only do these on your say so. The quote you get in the first instance is their basic searches, anything over and above is what you ask for.

    Thank you very much it sounds worthwhile giving them a call tommorow morning to see what they quote me. I am still confused what I need to pay on the SDLT is this additional money that I iwll need to factor in when budgeting for my conveyancing?

    I asked hubby exactly what the form is they fill in and he said its basically telling the govt that this house has been bought and has a stamp duty value of £xxxx which has been paid by you. You will need to factor this charge into your conveyancing budget or do it yourself, but as I said before, if it gets filled in wrong you are charged every month its overdue. The cost of filling in this form isn't included in the cw's initial quote as they assume you are going to fill it in yourself.



    Oh and we don't have a date yet to exchange and complete but have talked to our vendor and our buyers and are looking to be done by end of April. Wanted to be sooner but due to buyers and hubby's work commitments we have to wait :rolleyes:
