Is this a reasonable conveyancing quote

Hello ALl

I have recieved a conveyancing quote and wondering if this seems reaonsable..

Charge £425 (excludes VAT)
LOCAL SEARCH - NONE
DRAINAGE SEARCH 44.18
PERSONAL LOCAL SEARCH 85.00 (WHAT DOES THIS MEAN)
Enviromentla Search £37.60
telegraphic transfer £23.50
HM PRIOERTY SEARCH 3.00 WHAT IS THIS???
Bankrupchy search £3.00
Stamp duty land tax 1830
HM Land Registration Fee 150
charcel search 17.63
SDLT...WHAT IS THIS?? 58.73
Leasehold Supplement 88.13

I am not to sure what SDLT is..? Anyone any ideas and some of the others that i have questioned. Does this quote seem reasonable to you?

    Seems quite steep - u need to mention your locality so people can suggest decent solicitor who don't charge you an arm and a leg! Especially charging u a large leasehold supplement and SDLT - £58 - this is for filling a single form for you!!!

    I don't know who your quote is from but we are using the conveyancing warehouse (as recommended by lots of people on this site) We haven't completed or exchanged so can't rate them on overall experience but so far they have been brilliant.     Hi All

    Shelly I have looked at the conveyancing warehouse and it seems almost 400 cheaper than mine. The mortgage lender already has my original soclitors details is it still ok to change them as I have not instructed them yet properly! Although the conveyancing warehouse does look good!

    I am based on London (east) so if anyone knows of any good conveyancing around here then plesae do let me know. I only got the quote from Leeds as my family know this solicitor but obvioulsy it now seems he is qutie expensise!

    What is SDLT? I am still a little confused to what this means....is it another form of tax?

    SDLT - Stamp Duty Land Tax form - It is related to you paying stampt duty on your purchase. The separate charge being made in the above quote is for filling in a FORM regarding your stamp duty on your purchase. Generally, most conveyancers/solicitors do not make a separate charge for this and is included in their fee but the bad ones (i.e. with hidden charges and small print) make a separate charge and most people think its some kind of search/government charge.

    That is exactly what I thought it was a goverment charge/search!! I think i am going to reconder going wit this solicitor! So why do we have to pay SDLT then is this part of the stamp duty (i am assuming)

    Does anyone have any experince with the conveyacning warehouse?

    is your solicitors charge for FILLIING THE FORM IN to pay the tax, not the actual tax itself

    Alot of sols will charge a leasehold fee, supposedly for the extra time and effort of dealing with the leashold company. In some cases (our flat) this is a bargain because the company are a-holes, sometimes its a bit of a ripoff. Around this area its £150 tho! so your one seems ok to me.

    Personal local search? is that some kinda search on the seller - like bankruptcy and stuff? thats the only thing I can imagine....

    yasmino02, i'm in a similar situation as you, but i got a decent quote from click conveyancing, recvd a letter int he post and its full of additional charges that bump the price up, one being SDLT gbp 58.75, bit disappointed with them really and because of this i'm not going to use them now.

    Personal local search - I would check this as most lenders do not accept personal local searches. Chancel search - waste of money. HM priority search this is a search on the propety before completion to make sure the sellers haven't had any more charges put on the property since the office copy entries were sent. Personally I would change conveyancers if I was you, charging extra for filling out the SDLT form and a leasehold supplement is a bit of a cheek.

    I would assume that if you haven't properly instructed them you can change sols and go with someone else.
    As I said before we haven't got to the end of our sale and purchase but so far they have been brilliant. I can't remember if they charge for SDLT, when hubby gets back I'll ask him and let you know.
