As title.
One needs to know when when can apply for a new mortgage.
Does one receive any confirmation from the land registry or otherwise to confirm ones name has been removed following the signing of a transfer of deeds on a once owned joint property?
The transfer of deeds form was posted to the other persons solicitor yesterday.

The applicant, namely the person/firm lodging the application with Land Registry, will receive confirmation that their application has been completed as and when that happens.
The applicant can request for that notification to be sent to a third party although this is not normally done in the case of a change of ownership.
In your scenario the applicant is likely to be 'the other persons solicitor' and as such they will receive the confirmation.
In the circumstances you may wish to contact the applicant/solicitor to ask them to notify you themselves on receipt of that confirmation.
The option to wait and then check the land register online at some later date is of course also available but there is a fee (£4) for doing so. This is not ideal as you cannot be sure how swiftly their application is likely to be lodged and if you check too early the register may not have been updated.
NB - applications of this sort are invariably completed by registration within 24hrs providing they are in order.“Official Company Representative

One was under the impression from the solicitor that no confirmation would be forthcoming.
One shall wait a few weeks before checking the land registry online as you have suggested to save on any further costs of lawyer fees.

However, you don't mention how/why the title is being changed. Is this a transfer of equity removing someone from the title, leaving you?
The reason I ask is if the ownership is changing completely, you should do the mortgage at the same time to avoid falling foul of the "six month" rule employed by some lenders.I am a mortgage broker. The title is being change following a transfer of equity to someone else. Basically getting my name of the mortgage to allow me to buy elsewhere.0 -
I just think there should be at least some automated confirmation letter as right now several weeks later I'm still completely I'm the dark whether I am able to apply and be successful in a mortgage application.0

Why not just call the solicitors acting on the transfer and ask them if it has completed yet?0

Once the lender confirms you have been released from the old mortgage you can proceed to completion of the new one.
The title/land registry issue is separate and unconnected to your new mortgage.I am a mortgage broker. Ok so how do I check the land register?
You can register to use our online Find a Property service and then view the register for the property concerned to confirm that you are no longer registered as the owner.
Simply enter the property name/number and post code and select to view the register for the property. You will only need to register for the service if information is available online at which point you will pay a fee of £4 - please read the online guidance about the service before using it.
However it is important to remember that IF the application has not been lodged/completed then the register will not have been updated.

If there is a mortgage on the property then it will have to be sent on to the lender's head office for it to sign as well so you will have to wait until that has happened (a week or two) before the solicitors can apply for registration.RICHARD WEBSTER
