Estate Agent `For Sale` board.

Thanks everyone for replies this evening.
Just a minor point perhaps someone may wish to clarify.
One has a `for sale` sign on one`s property and out of the blue a prospective purchaser (who just happened to be walking by) knocks at the door and makes an offer which the vendor accepts.
Is the vendor liable to pay a commission to the estate agent because the purchaser saw the for sale sign? After all the prospective purchaser may have simply walked by but for the `for sale` sign.
Yes life is complicated.

if someone sees a for sale board then makes an offer on the property then that is classed as an introduction to that property via the agents. Try a private for sale board if you think you can sell it then there would be no intoduction via the agents for sale board.
for security perposes i would advise anyone telling someone asking about a home for sale to go through the agents concerned to make an appointment, you dont know the true intentions of A viewer otherwise, and they will have a claim anyway.

The anwer is of course yes the vendor is liable.
Not having a `for sale` sign and provided there is nothing in the vendor`s / EA contract to the contrary the vendor can sale by word of mouth and not pay commission.
Is this correct??

As long as you have a 'sole agency' agreement and not 'sole selling rights', but yes, if there's nothing in the contract and the buyers have genuinely not had contact with the agency or been introduced by their marketing.
I would inform the agent if you have a buyer in mind, to clarify the situation.Everything that is supposed to be in heaven is already here on earth.

I would say about 25% of the sales calls I recieve come from seeing for sale boards, but I expect its way higher for other companies. Its a brilliant way to sell houses, I know my mum & dad used to drag us round on sundays "on a drive":beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

Sale of my house fell through in November and I decided to take it off the market and EA was picking up the for sale board that night...............it is still lying in my front garden!
