Estate Agent `For Sale` board.

A neighbour of mine instructed estate agent`s last week and insisted that a `for sale` sign was not erected on the property.

The agent agreed but was visibly miffed.

Is this something to do with commission dispute in the event of a sale?

Any thoughts?

    Does he want to sell his property or not? Thousands of buyer's find their homes via "For Sale" boards as people drive around the areas they want to buy in and then call the estate agents when they see a sign up at a house they like.

    Once the board goes to "Sold", that is a different matter. That is advertising to nearby home owners that So&So&Co Estate Agents have sold yet another house in this area...

    The estate agent is probably only miffed because it will reduce the level of enquries they receive on the property, which means it might take longer for them to get their hands on their measly 1% :rolleyes:

    24/7 advertising so silly not to have one. Saying that my wife doesn't like the idea of having one (she is blonde though) :D

    No it specifically does not have anything to do with commission disputes.

    For Sale boards work, so as said before, the agent (well, the vendor really) loses valuable advertising. Many, many sales occur by way of the for sale board.

    Nothing to do with commission. The reason EAs like to have for sale boards is not just to help that sale along, but also because it helps to get other properties on the market with them. The look of being miffed is probably due to the fact that most people in areas where there is a lot of through traffic, generally do have for sale boards up.

    Same goes for sold boards...They really help in getting other properties on the market. So many people start with '''I saw your board up on such and such''

    I went to see a house yesterday which had no 'for sale' board, which I thought was quite odd...although I'd seen a picture of the house, it was still quite difficult to spot. Just seemed strange not to make the most of every opportunity to grab the attention of a passer-by who might want to buy your house!

    edenhill, you're dead right, it's so much easier to locate a property by it's board than driving down the street at 1mph searching out door numbers and having people stare at you! :rotfl:

    Hehe! You're right - all the neighbours curtains start twitching, so you have to drive off quickly so you don't get reported to neighbourhood watch!!!

    LOL! It's so awkward! I really in was in Old People Close the other day and even though I had the kids in the car, all the pensioners started coming out of their houses :o

    It's when you have to turn around and drive back out that qualifies you as a terrorist to them; when you can't prove you're not on your way somewhere :wall:
