I think it was a good point, well raised. Our floor plan actually includes the garden dimensions.

When I was house hunting recently, I asked every EA, why don't you include garden size in your descriptions, rather than generous, or ample etc. Basically, they couldn't be bothered to measure it.

One house I looked at was descibed as 0.5 acre garden, but actually it was 0.5 acre plot (including hosue, front garden, and drive).

similar thing is happening to my friend, her house to be is advertised as being 1500 sq foot, but it can't be. I have worked out the measurements and in fact it is 1050 sq foot, I have told my friend because she is exchanging contracts and thinks she is getting a house double the size of hers currently. I am trying to tell her its only 200 more than what she already has for 70k extra!! I am not happy with the estate agents but do not want to damage my friendship either.

Thank you, I measured it and it came out as just under a quarter of an acre. There was a bit that could have been a bit out because of a row of trees but I put it straight down the middle of them, the trees are in the garden that I measured so it's probably got more than it should have lol.

I also did our garden and it was about right.

That's pretty much what I have always assumed to be normal. Well, normal with estate agents' descriptions, anyway.

Now I'm in heaven - gravoplex is a wonderful site, so clever and the satelite picture is very clear. Many thanks. Will stop arguements with DH regarding garden size when we look at properties.

I agree. But I can see that I will spend even more time looking at potential houses instead of selling mine!
