The bungalow next door to us is up for sale. It is advertised as having approx .5 of an acre garden! On Wednesday there was a viewing and while the couple were waiting for the estate agent to arrive they started chatting to my hubby. They said to him do you think this is half an acre and he said 'no definitely not, our garden is 1.1 acres and you could get that garden in ours about 4 times'. lol Which is true! These people said that's what they thought as they had a quarter of an acre at the moment and it looked about the same. They were really annoyed because they had come because they wanted a larger garden and had travelled quite a long way to see it.
This bungalow is very cheap because it's non standard construction but it looks OK.
I don't know if they said anything to the agent but it's still being advertised as approx .5 of an acre. A bit naughty I think!!! lol

This is so irritating. I am looking for a property with a good size garden, yet measurements are rarely given. It is so frustrating when the photos and/or description exaggerate the size of the garden.
EA's saying 'approx' probably gives them enough wiggle room, even if it is misleading.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Google/ordinance survey the property and take measuments of the maps.
if boundry not clear get the agent to mark up one of the maps, but beware they actual might get this wrong if they have not checked carefully.0 -
The agent will not measure the plot. They are relying on what information they receive from the vendors.
