Sidcup Five Ways Burger King to be converted into a hotel

Hi all,

I just received a letter from our council for a planning application to covert the Burger King on 738 Sidcup Road, Eltham, London, SE9 3NS into a 4 storey hotel. I was wondering if people can give their views on whether this is good for home owners around the area or not. I live around the corner of the proposed development so it's not going to impact me directly but still will like to know if it is good for the area or not.

On one side I think it probably is, the existing BK building is a bit run down and the car park it's frequently dirty. BK does not attract the best crowds around either. A hotel on the other side will provide jobs and attract new businesses. Hotels can be noisy but this junction is very busy already so I don't think it will be too noticeable. On the negative side I think the home owners on the side road (Green Lane) are going to see their house prices reduced, in particular the ones in proximity of the hotel. While this does not impact me I am sympathetic with them. Does anyone have any experience on hotels or large businesses setting up in their area?

Here is a Google Street view of the existing BK building

And here are the drawings from the planning application (the last page has some 3D images of how it will look like):

Thanks in advance! :D

PS: Apologies for having to use a link shorting service but the site won't let post links yet. If anyone has privileges for that please reply to my post adding the proper links...

i got one today and live up the road from burger king not in green lane,i have lived in this area for 28 years now and have watched the impact burger king has had on our area.in fairness the pub before was nothing but trouble but thats what it was a pub,now burger king is here cars pulling in and out cause traffic problems and feel a block of flats will cause more traffic issues.for homeowners i don't see their house prices being affected and yes it might make the area cleaner but my issue is a traffic one which will bring more accidents pulling out of there.

It depends what kind of hotel it is. If its a new Hyatt or something it would probably be a good thing, if its a "hotel" that is actually a local authority funded half way house for prisoners, or the homeless then not so much.

Having lived in Eltham I would think the latter is probably more likely.

Will make the area much better. Shame the Coldharbour estate is near by. I actually like New Eltham + Eltham.

how big is the car park? How bad is the on street parking in the area now?
Do they plan on building over the car park and leave say 10 parking spaces for a 200 bedroom hotel!
Who will be running the hotel ? premier Inn or Hilton
What else are they building ? Food for the guests.
how close will this be to existing houses.
Would you like all the sunlight in your back garden blocked out by a 4 storey hotel 10 feet from your fence and 60 windows looking in your bedroom !!!
    plans are everything

I would have thought that a hotel would have less of an impact in terms of smell, litter and other nuisance factors (kids tearing up in their Vauxhall Corsas with exhausts bigger than their heads, for example). A hotel in such an area is more likely to be targetting business than tourism, but it may be a starting point for improving transport links and attracting investment to the area. It can't be any worse, and there may be some benefits. Although the hotel itself might be an eyesore in architectural terms...
