Because we overstate the problem; for every Marliepanda there are, everyday thousands of inspections & viewings that go ahead without incident.
Agents are regulated, by the law- the problem is the renter being unaware of it, how to enforce it, and frankly disinterested in it until they have a problem. Above all they want one word "laws/rights" and do not want to understand the complexities of some cases.
Applicants are far better to take a moment to educate themselves before plunging in and choosing agents with self regulation schemes, imperfect as they are, and just like any business, push the sharks out of the market by avoiding them.
The majority of people have the time and access to the information to do so, but what is so often absent is the willingness required to educate and protect themselves..
That's why the only people screaming for regulation are professionals or those on the wrong end of a "dodgy" agent. And that is why the government isn't listening.Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

We had a shameful experience with these when we were buying. They are such a tiny firm you'd expect they would rely on decent service to stay in business!
I will make sure we (and anyone else I know) steer well clear.

When the guy came round (the one not involved with the whole email thing but as you say, tiny so will have been fully aware) he mentioned how they are 'known for their service and pride themselves on their service' I just looked at him and said you call threatening a girl with 4 men coming to take her door off as 'good service'
The more I think about t the more annoyed I am about how I let it trample on me. I am certainly contacting the TRO man and the ARLA and whatever EA body they are involved in.
Edit to add: Glad its not just me who has had a shoddy service. They appear to be well regarded by many people...0 -
Most EAs and LAs wouldn't know good service if it jumped up and smacked them in the head. We sacked our LA for being shoddy and have generally had awful service from EAs both in York and down south.

LA is Letting Agent. And I have seen enough on here to say that it is typical. If they were a nice one, they would be the exception to that.

In this case the agent ( sales and lettings) and tenant are atypical.
The typical landlord and tenant, based on the sheer numbers, get by quite adequately.
