On average- how many viewings to sell

Impossible to say really, you might get 100 viewers and even if your property is a decent buy at a good price it might not sell because a property needs the right people to see it in order to sell.
If your EA sent you 10 people who were after a house just like yours at the price range yours is up at you may well expect to get an offer, but if they sent 20 people to view it who actually wanted a bigger house in a better area you'd probably get nothing.
A relative of mine recently sold her house after only a few viewings as the right family came along but she was lucky that the right people saw it.0 -
If you're very negotiable on price, I would suggest pricing it near to the lowest level you would actually accept. I had my house on the market for 2.5 years because I priced it about 30% over what I thought it was worth. LOL0

if there are 5 similar properties on the market I will view the cheapest (as long as it is in a similar condition as the others).
Being flexible on price is good, but how will a prospective buyer know this when faced with 5+ similar properties in similar locations.
I would suggest pricing close to the price you would accept, this will help get viewers through the door.0 -
When I bought one house I was the first person to view it and due to an illness in the family they didn't want too many viewings. When I came to sell, same house, IMO a more competitive price (but I think everyone buys for a little bit more than they wanted to and sells for a little bit less) there were ten viewings.
I did view some houses that just did not match the criteria I had given the estate agents. They would suggest a viewing and I would go to find that it was out of my price range or did not have a garden. Very annoying for me and no doubt the sellers.0
