Which Surveyor? Should I use a Colleys or EServ surveyor?

    I'd say go small and local every time - an established local RICS member will know the local property types and issues best.

    Each lender usually has a panel of surveyors from whom they are prepared to accept valuation reports. Should the need arise, any independent surveyor you use will need to be listed on that panel.
    Going back to the OP it's about a survey on a cash purchase.

    Where there's a mortgage, let the lender's panel surveyor do the mortgage report & valuation and get your own to do the more in-depth survey if you want one.

    The majors like Colleys are short of surveyors who can do more in-depth stuff, so you can often delay a mortgage by having the lender surveyor do both.
