Water damage in property before exchange of contracts.

Hi,
I'm waiting to exchange on a property I'm buying. I went to check on it (standing empty) today and it had suffered some damage during the floods. How do I get the current owners to fix it before exchange?

It wasn't flooding really, so much as a month of rain falling in two hours... Flooding was probably a bad choice of word. Rain damage would probably be more accurate!Leftie and proud :beer:0

Houses don't typically suufer from rain damage.
Either the roof (or walls) are not water-tight and need repair/replacement OR
the locality (streets /drains etc) could not cope with the quanity of water which means that, yes, it is prone to flooding!
Which was it?
Don't Exchange till
1) the vender's insurance has fixed the problems (both faulty roof AND internal damage), or at the least you have written confirmation that the insurers have approved the claim and WILL fix
2) you have got to the bottom of the cause and assessed the future risk0 -
If you go to http://www.environment-agency.gov.uk/homeandleisure/37837.aspx and put in the postcode of the property it wil tell you if it is prone to flooding. If it is marked as such then insurance maybe a problem0
