Regarding the price, it doesn't really matter too much. If people are interested in the property, they'll have a look at it. Then they'll research what they think it's really worth and make an offer accordingly. So no, don't drop the price, as any potential buyers will tell you what they're prepared to pay for it.0

The vast majority of people who are looking to buy a house are working, so I'm not surprised that you've not had any viewings booked yet. It looks very nice, especially the kitchen but I'd be having a think about presenting the reception-room nearest the kitchen as a dining-room.
You definitely need photos of the bathroom and the second bedroom plus a floor-plan and a photo of the back of the house would be helpful.0 -
I also don't get photo 3 - is that supposed to be a dining room?!? My original thoughts was that the living room was TINY, then I realised there was another photo that shows the living room! Perhaps dress it as a dining room instead.
Yes, definitely. It just looks cramped with the sofa and a bit cluttered (old hifi and a random lamp?).
Clearing it out and putting in a table and chairs to make it a dining room is a great idea.0 -

They're just saying they actually need to sell theirs quickly, so what can they do...Should've = Should HAVE (not 'of')

My opinion is that negatives to your listing all relate to you EA.
As others have said no floorplan and pics is a strange order and some pics I would expect to see missing.
For your part its nicely presented (though ideally the dining room would be better presented as such).
It sounds to me you feel its overpriced and have been led by the EA.
So my thoughts would be - what made you choose this EA rather than another? Thats the thing I'd be considering changing. If you don't want to do that (yet) then I'd be on to them telling them you expect them to significantly improve the right move listing.A smile enriches those who receive without making poorer those who giveor "It costs nowt to be nice"0 -

I'm always quite surprised when people say they won't look at a house with no floor plan. Yes, they are useful I agree but around here quite rare, not many EA's actually include one.
Your house looks nice, I don't think there is much you could do other than reducing the price in view of the competition. As it's only been on since Saturday I think you should wait to see if you get any viewings. Keep in contact with the EA, meaning make sure they don't forget about you.0 -

I agree, we'd have been seriously limiting ourselves if we'd rejected all properties without floorplans. However, in the OP's local area they do seem more common (at this price range it seems maybe 40% have them).
As another note, the EPC is unreadable and hence not very useful! I'm not sure how often these are used or taken into consideration, but if you're looking to sharpen up the listing (I know I used one to convince OH that 20 years old hadn't had an impact on the EPC when he was concerned we'd be pumping the heating all day!)You were only killing time and it'll kill you right back0
