We need to sell as quickly as possible.
However as everyone, we need to get the best price possible.
This is our property.

It's been on the market since Saturday.
What can we do to generate viewings? Would you think dropping the price to £78k a good idea or a stupid one?

Some might like to see a photo of each room, including the outside (front and back) as well as a floor plan.
It might be worth noting that there's another property in the same postcode, also 2 bedrooms (only one reception room, but kitchen diner and double the number of photos) for £80k
I find the photos to be in a strange order, with the kitchen out of focus. Do you have anywhere to eat at a table? You were only killing time and it'll kill you right back0 -

Have no idea about the area but the house looks good in the pics.0 -
Personally I would get a picture of the second bedroom and bathroom on.
Maybe re take lounge ones without table and mat as seems very cramped
Is there a yard or garden if so get that pictured too.
Good luck!0 -
From what I can see on rightmove there are loads more properties near by that are larger and cheaper.0

The last three 2 bed houses I can see that sold within the postcode were for £80k (May 2012), £70k (June 2011), £69k (March 2011)You were only killing time and it'll kill you right back0

I know
EA says it's better to go in high but it's been ages since we've done this and Im a bit worried we're getting no interest.0 -

It's only been on the market since Saturday! No interest in two working days really isn't anything to worry about in the current market.
But I do think you need more pictures. To me, no bathroom picture = 1980s avocado that they don't want to show me.0 -
I did a search on Rightmove and there are 21 properties with at least 2 bedrooms under £80k within half a mile of your street!
Most of them look exactly the same as yours and are just under £80k.
If you want a QUICK sale, I'd recommend dropping the price immediately to £75k.
I also don't get photo 3 - is that supposed to be a dining room?!? My original thoughts was that the living room was TINY, then I realised there was another photo that shows the living room! Perhaps dress it as a dining room instead.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
It is a lovely house but you need to be realistic, there are LOADS of similar properties for sale in the local area. If you want to sell it you're going to need to drop the price I'm afraid.
Why would anyone want to buy yours if there are similar ones going for £10-£15k less?0 -
I hate it when the first picture isn't the front of the house. When you're looking in list view, if the main image isn't the house, I assume there's something pretty ugly about the house and so don't bothers looking at the listing. Admittedly we're not actively house searching, so maybe I'd be less stringent if we were, but I'm being honest.
Also, I agree 100% about the floorplan. Again, I automatically dismiss listings with no floorplan. If you can't be bothered to tell me the layout and room sizes, I can't be bothered to look at your house.
Positives though, it looks really clean and tidy with the pictures you have up, it all looks nice0
