House looks lovely. In my area that same house would be about £260k, I know because weve looked at some with a very similar style

You're looking at 160-175 for similar houses in this area so I didn't think the price was too unreasonable, but it certainly does depend on location.You were only killing time and it'll kill you right back0

Again as all the other posts point out -depends on Location Location Location......and I don't know your area. However, what I do know is that although looks nothing special from the outside you have made it really lovely inside. In fact the presentation is great and love your garden. All in all can clearly see good taste.0

I haven't asked for the stats actually. It would be interesting to see so I certainly will do now, thanks for the advice.
Thanks again for the rest of the feedback, yes it can be annoying closing the door to open the fridge. I've debated whether to take the door off in the past but you get used to it.
I've been looking at the same style houses on the estate, very mixed bag. There's one on for £169,950k but it has a conservatory, there's one on for £157,950 and there's a sold STC one at £154,950. There's also one at £140,000 but that apparently has an offer in on it but they can't sell theirs. I suspect at that price, its been part exchanged.
So god knows what it is worth but it's one of the cheapest on there and if you guys say it looks fine inside i suspect i'll just have to be patient!

You face onto the main road, have all the passing traffic at the entrance to the estate, and are next to a block of flats, with your garage at the rear next to the flats' communal area. Sorry to say, but you will need to be cheaper than other houses on the same estate to sell this one.They deem him their worst enemy who tells them the truth. -- Plato0

You have just hit the nail on the head. What you really need is patience. It only needs 1 viewing to sell a house, however with the current lack of lenders, lack of buyers, lack of sellers etc it can take a lot longer than in the recent past.
The house looks desirable, well presented and well priced compared with others in the area. What you need to do now is wait! sadly if waiting is not an option then you have to be prepared to take a hit.
I bought my house for £145k, £20k below the value others are selling for in the area. They needed a quick sale. If they had waited (on average 3 months on my street) they would have got much closer to the £165 mark...
Frustrating though isn't it. I am desperate for a new car. Just 2 more years until all my debts are paid off first!!0 -
I'm very surprised you havent had any viewings though...and I would be seriously questioning how much work your estate agent is doing. What about an open day? Having recently been in the house buying market, we went to a few where the EA just phoned us up and said come and have a look...and all those we saw like that had several offers and sold above the asking price....0

Excellent advice again! You lot are seasoned sellers. I'll definitely get an open day arranged in a week or two. I've just had a call from the EA with a viewing request for saturday though so thats progress at least.
Had the stats through, to be fair to the EA, there seems to be plenty of activity and brochures gone out so I just think its the price that has put people off. At least now I know what to concentrate on to get it sold.
