I've had my house on the market for about 7 weeks now. We weren't in a rush to sell until we recently found a house which is perfect and with no upper chain. Weve made an offer and it has been accepted. Unfortunately in the 7 weeks weve had it on the market, weve not had a single viewing.
To try and produce some interest weve recently dropped the price and I'd really appreciate some feedback from you very lovely people about whether you think the price is still too high and whether we need to do anything with the photos or layout of furniture etc.
There are similar houses for sale on the same development for a higher price and one for less but as I bought it for 133k in 2003, I don't really want to drop much more.

If it was new, there is always pay a premium for the 'newness'.
Also, it might be over valued, but that will depend on the area. Ie it might bw worth 150k or 100k, I dont know as it's not my locality. Other may be able to help in that area.0 -

Have no idea regarding the area but nicely presented property. Photo's all look a little on the fuzzy side to me, but nothing dreadful. Would it be worth having the photo's retaken on a sunny day as there are lights on in all of the rooms which may make viewers wonder if it is a dark house.
Maybe a tub with some geraniums at the front for a little colour?
Also I can't read the room labels on the floorplan. Possibly a coloured cushion on the bed in pic 5, but only a minor point.
As this is being marketed as a family property perhaps some mention of the quality of nearby schools (if they are good), or other things in the area that may attract families.
How does your AP compare with sold prices in the area for similar properties?
GLIt is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

The house looks nice so the problem can only be price.
There a loads of 3 bed newish builds in the area asking circa £130k, including a cheaper one on your estate and not on the main road. Also, by definition, these ones haven't sold. I suspect that if they do sell it'll be for a fair bit less.
If you want to get rid, I'd drop it to £130k or lower. Presumably you'll make any loss back by getting a good price for the next place.0 -
The photographer needs to learn how to get the colour balance right when using artificial light, but apart from that it's got good presentation and decent photography.0

Knowing this area well (I have a property close myself) it's solely price.
I would market it at £130k and expect to achieve around £120k.I was a DFW, now I'm a MFW :T0 -
Hi, the house looks fab in the pictures. I think it's the price that's putting people off. If you are keen to sell soon, a price drop is needed. Try not to factor in what you paid for it. It's only worth what it's worth now if you get what I mean. How about offers over £125? But you may have to come down more still. Great, thanks for all the feedback everyone.. Ouch, not the news i wanted to hear but it never is! haha
I'll drop it further if the current drop doesn't produce any interest soon. At least I now know were not missing anything major with how it is presented. I'll get the poorer quality photos re-done and take on board the comments about cushions and tubs.
As for the wallpaper, i think it was from Homebase. We didn't do it too long ago so it should be available still.

I'm surprised your offer has been accepted if you have not sold yours, unless you don't need the money from the sale. The house looks lovely, you have presented it very well so if it is not that it must be the price. Hope you get a buyer soon.0

Well I think it's lovely, the decor is good, the bedrooms are good sizes, it has parking and a garage. They seem to be aiming at the right people (young couples, young families, as the downstairs is a little small for a 3-bed, can't really imagine a middle aged couple and two teenagers in it). I can only conclude the price must be wrong.0
