Advice re sacking agents and fees

    For more info on local EA's you can also have a look at Home.uk http://www.home.co.uk/search/agents/

    Scroll down and choose your county, then your town. You will be presented with a list of local EA's, average price, time on the market etc.

    Get at least 3 valuations including at least one local independent. In my experience independents are more flexible on fees and tie in periods and don't have so much emphasis on gimmicks such as 'buyers incentives', poxy video tours which are an inch square, etc. Make sure the EA includes a floorplan and takes good photos (check their listings on RM). I amazed that some EA's are embarrassed by the quality of the details that they upload on RM.

    If the agents in your area use Zoopla check the 'most reduced' tab - this can help identify agents who value high to get business and maximise fees and then encourage the vendor to drop the AP when there is no interest.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
