Trying to sell this country cottage, any advice?

I think what has surprised me is that I have also advertised the cottage privately just on gumtree/preloved and have had 6 enquiries from this, although yet to hear back from any of them. Really thought that being on the main property portals would have generated a significantly higher level of interest than the private ad, anyway at least the interest is there so will see about improving the details. cheers

I am not sure that the EA will do that at this stage, spoke with then last week for feedback, although I would certainly expect them to do that for any viewers. They certainly won't pass on details to me to do so.
Of the enquiries I have had directly, one lady seems very keen, but has a husband to persuade and doesn't want to view until she has done so as she is worried that it would be timewasting, have let her know that we live nearby so its no problem. The others don't reply to my emails inviting them to ask any questions or let me know if they would like to view, so not sure what is going on there, but they may be in the process of considering and may live a long way from the area, I don't know. A builder wanting to know of the potential for extending etc, but no reply again. A couple of the usual I have cash if you will very cheaply, who probably just reply to any private house adds routinely.0 -

I'd be asking the EA what they have done to follow up those 5 requests - poor show if they can't nail down a viewing.They deem him their worst enemy who tells them the truth. -- Plato0 -

We had our property with a local agent who claimed to have had 60 requests for more details and we had not had a single viewing. Needless to say they were fired in very short order.Don't lie, thieve, cheat or steal. The Government do not like the competition.
