Trying to sell this country cottage, any advice?

    I think it looks gorgeous and the countryside is breathtaking, but i think if i were trying to sell this house, i would empty the bedroom floor where there is a suitcase and and infact pick all things up form the floor such as the portable tv in the lounge as it makes it look cluttered, the garden needs mowing and tidying, people look at gardens when buying a house they picture their BBQ's there and family parties, also the lounge needs to look homely , if i were you i would get rid of the old arm chair and replace it with something different or put a throw over it , again when people are buying a home most women picture where their christmas tree will be going, not joking here i knew i had sold my house when the woman said 'oh my christmas tree would look lovely there '

    The area looks great i would certainly consider buying this house, and agree that you should call it a conservatory as that is what it is. There are many ways to make it more appealing.

    Hope you don't mind me saying these things i just know from experience of selling and buying .

    Thanks Kaya, no don't mind appreciate what you say in your post.

    The suitcases, paraphanalia has now gone with the tenant, so will take pictures without this. The suite is a heirloom(!) but we have some throws and those will definately go over it for updated pictures.
    There is a patio near to the steam which is blocked by the conservatory (will no longer refer to it as greenhouse!) so will see if there is someway of getting a picture of this, we have some patio furniture on it but it could really do with planter, there is some mown grass next to this area which also does not show, have been waiting for the builders to come back as there is a bit more exterior paintwork for them to complete in the back corner and would look better in a picture once done. Unfortunately out here things move slower and it can be hard to get things done on time!
    The area of garden in the picture is not grass but shrubs/herbs etc path to the shed, so difficult to get it looking tidy without removing it all and reseeding as lawn. But will see if a bit more trimming back of shrubs makes a difference for the picture.

    If I were looking for a cottage in the area this one might well appeal to me

    BUT

    I would not consider putting it on my 'to view' list - because there are NO pictures of the kitchen and bathroom - immediately makes me think that there is something to hide

    Thanks Irene, that sounds a big BUT then, will get some taken, the bathroom is nice and fairly new, although no shower, due to sloping cottage ceiling, but a shower could be fairly easily installed downstairs by now owners if wished as there is plenty of room. I am puzzled as to why the EA hasn't added pictures of the bathroom and kitchen, they are both clean and tidy etc so no reason for the EA not to include them.

    Sort out the garden and pictures then remarket.

    oh dear..
    so rip out the shrubs and put it all to lawn for tidier pictures?

    Anyone good at gardening fancy a holiday in beautiful location in return for sorting out the garden??

    Have spent 1000s + a lot of time ourselves sorting out the house for parents to a point where they could move in and do finishing touches to their taste am not sure they would be prepared to spend any more now unfortunately and we are have had to lend them quite a bit so far, until they sold their house which they have now not done. But if the garden would make a massive difference then guess we need to someone in to flatten it and turf it. The hedge can't go back until winter though and will make it look start until the regrowth next year

    I don't know the area, but it does strike me as rather expensive for what it is. Stunning views but the cottage looks, from the photos, as if it is rather stark and spartan, rather than warm and welcoming.
