With the exception of picture 4 (junk / dumping room?), nothing screams at me from the photos! Maybe the work surfaces in the kitchen could be cleared some more, and the boxes removed from pic 5. There appear to be some pics missing though: third (and forth?) bedrooms, bathroom, garden
Note: just noticed that this is Bedroom 4 / Dining Room, which immediately makes me think "actually 3 bedroom property, cheeky!" and muddies the waters. If I was looking for 4 bed I'd no longer be interested and if I was looking for 3 bed then I might not have looked at this (advertised as a 4 bed) in the first place, if I was looking for a 3 or 4 bed then any comparison would be against other 3 beds.
I agree absolutely with the issue re. bedroom/dining room. It should be advertised as either one or the other with the appropriate furniture in the room so the buyer can see how it might work for them. It reminds me of a flat for sale opposite my old flat. The owners had moved the sofa into the kitchen on the lino floor so they could call the living room a 2nd bedroom.
Apart from that it looks ok, not cluttered. Maybe the price is too high (i don't know the prices in your area). I suppose the 'offers over' approach is to do with how buyers in scotland bid for properties?0 -

I've compiled a list of things we need to update/amend and I've asked to have a meeting with the estate agents so we can get things moving again.
As one of the main issues seems to be the price, we may have to accept that we are in this for the long term. The house is a self build so we didn't buy it from anybody but a few years ago we remortgaged and at that point the mortgage company valued it at 240k so we thought we had some spare equity in it. Obviously now it's value is much lower and our potential deposit on a new house is dwindling fast! We may have to stay put and save furiously in the meantime.
