Another house not selling - help please!

    I've updated the link, should work now.
    We originally had it on fixed price at 215k. The offers over is a Scottish thing, happy to review that.

    We do have a floor plan on the schedule, I hadn't noticed it wasn't on Right Move-hopefully that will be easy enough to change.

    Good points, I do think it should say 3 bed I agree it's misleading, I was outvoted on this one at the time.

    To be honest we probably had two junk rooms then they will look better now. The kitchen is also much clearer, the fish have departed this earth and other items have disappeared. New pics definitely in order me thinks.

    "Alarm" as the second in the list of features suggests the neighbourhood isn't the safest.

    Remove the car and bike so the front garden and drive looks bigger.

    What room is pic. 4 supposed to be? If it's a dining room or a bedroom then show it as such. The lounge should appear earlier in the picture sequence. Picture of the back garden would be useful.

    A general photo of the road might be a good idea as on Streetview it looks unfinished and presumably the Streetview images are a few years old?

    I think the location is against it - it's a bit too far from the railway stations for commuters. There are cheaper 4 bed houses that are closer to stations eg this and this are both less than 0.7 miles from a station, and this one is 2 miles but is 5 bed and is cheaper than yours. All three have full-height bedrooms with no coobed ceilings, which is something that puts me off yours.

    So I would say it comes down to price. Yours is generally very nicely presented, but so are the others.

    It's nicely presented which means your lack of viewings is only down to asking price. It really is as simple as that.

    I would retake photo 1 without the bike & car as mentioned above.

    Who was doing the report, the EA ? If it is the EA, then you probably need a more independent valuer. It depends on how they make money from vendor the EA might have incentive to overvalue the property to attract the vendor to use its service.

    If the property has been in the market for quite sometimes and did not attract viewings that then the first thing to be reconsidered is the price. The pictures, the wording in advertisement come second.

    Looking into the link above, where for similar type property people could get it for £50k lower then this is probably the main thing that needs to be scrutinized Get independent valuer and see what they say.

    Home Reports in Scotland can only be carried out by surveyors.

    This is not a 4 bed house. I feel it is critical you change this, as mentioned by someone above, if looking for a 4 bed this will be dismissed and if looking ora 3 bed this will not be found. A couple of the photos could be re-taken to hide the junk but I think its the combo of wrongly advertised as 4 bed and maybe price (from what others have said).

    As others have pointed out it seems the price is main issue.

    The market dictates the price... and it seems market is saying 200k is significantly overpriced (i.e. 50k overpriced).

    Agree with other this looks like a newbuild property with a 'funky' style... but the style is offputting to most (roof is part of bedroom etc).

    Solution as others said get another valuation... and check sold prices... then drop the price 50k..

    When did u buy it? how much for? and was it newbuild?

    Also how have house prices faired in your area?

    A Home Report 2.5 years ago would be based on sold prices of 3 years ago.

    Since then the market has got worse so that also suggests the price has to come down, especially if you want to shift it quickly.
