Equity release for rental properties

Hi all
My mum is in a care home, she's renting out her house.
I've tried to find out about equity release as she needs to get her hands on a bit of cash without selling the house and forfeiting her rental income (with the worldwide economic recovery just around the corner it's worth hanging onto the house - it's sure to rocket in value very soon).
The people I've talked to won't do it unless she's actually living in the property. Anyone know if this is an industry-wide rule? Are there companies that will consider it?
