Well I am assuming that the OP has saved some cash in order to have a deposit for moving. Assuming he had a deposit on his first home of say 10% and he's saved a bit since he should be able to muster a 10% deposit as I'm guessing he's not making a huge jump on the property ladder so only needs 12k on 120k house.
Yes. I was just making the point that £5k more or less on the sale price will not make much difference to the mortgage payments, but it could make a 25%+ difference to the deposit.
The reason I posted is that the OP said he needs to get £95k so that he has a decent deposit to put down on his new place. I wasn't convinced he would get that, and I didn't think he should throw all his belongings away (ahem: de-clutter) just on the off-chance.No reliance should be placed on the above! It is likely to be the price, but all the pictures do make it look very small. The lounge picture for example has so much going. I'd get some better interior pictures taken and try to keep it as uncluttered as possible.0

The nationwide (not seasonally adjusted) index for April 2009 was 302.9, for April 2012 327.4. Applying these to your purchase price of 90k gives a current valuation of 97k. You will get better figures from the Land Registry index as they publish ones by area. The national figures are skewed by what is happening in London to property prices which is often not reflected in the rest of the country.
The photos are dire, they look like they are from an instruction manual on what bad photo's look like. Go through other threads of a similar nature to learn what is attractive and what is not. Poor photos suggest the question....Is the maintenance of the property as bad as the photos?0 -

we had this last year when we marketed for 15k more than we paid in 2006, this time have marketed the house at a few grand off our min price and got a totally acceptable offer in 10 days.
to be honest, if you paid 09k 3 years ago prices haven't gone up so I'd market it for 92 and hope to get your money back./ it's annoying but if you want to move it's probably what you need to do.0 -
Definitely don't expect a price increase this side of 2008. FTBs can cherry pick and they also want to get the most for their money.
I've had about 30 viewings, several offers, sales falling through, false promises etc even part ex offers and we still haven't sold it. Yes its incredibly frustrating but just make sure you are priced realistically. You make up for it in your next purchase, it should be less than its 2006 value.0 -

IMHO redecorate the living room,its not good. Stay with neutral colours ala dulux brochures. Paint the front door and garage door a lighter colour. Work on kerb appeal.Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..0

I need to make 95 really to have a decent deposit for next house. Unless I come down more and get a loan to add to a deposit, which seems a bit of a roundabout way of doing it. (but I want to keep mortgage repayments down and get best deal possible).
Think everyone else has given you enough food for thought but haven't seen anyone mention this ^^^
I don't believe that any mortgage will allow you to pay the deposit with a loan, although it might be able to help with some of the fees. worth bearing in mind...0 -
you will be able to replace your kitchen doors quite cheaply, a good declutter, and neutralise the colours, i live really close to the A1, and it didnt put me off my house, the pylons wouldnt put me off either. Yours is a lovely looking house from the outside, with a nice garden. It just needs to look more spacious and calming.0
