You mention a conservatory but the pictures don't really show off a conservatory. Just looks like a darkish room with a small table and patio doors. Not what I would consider to be a conservatory (and doesnt look like one in the pics)
It may look completely different with those curtain things open etc and a shot from the outside to show how it looks from the back.
I'd also give the bed a bit of a revamp as it doesnt look made, thats a petty thing, but, it all helps?0 -
it looks fine in general, the lounge looks small and crammed in, not sure a seating layout could change that. Bedrooms look ok, even better if you made the beds :P, but not a show stopper in particular, the single bedroom does put me off a little, although I see the neighbour layout is similar. .My first house, in 1987 was 2 double rooms, I guess a lot of FTB might think like that. Although having compared it using the rightmove quick link from your page, it does look overall comparable and certainly nicer than the competition. Bathroom looks a bit tight, mostly because I have never seen a toilet roll holder mounted like that - with that and the living room, it does give a sense the property is small in dimensions. Dont know the area overly well, (although a Northerner myself)
EDIT: Based on pics only, not read the text, as (a) dinner is now out, and (b) most buyers wont either.0 -

That's great. Thanks for the feedback. The living room is an awkward shape, and I can't really move the settee around or anything. I'll have a rethink so and see if there is anything I can do.0

There are lots of bigger 3 bed houses far cheaper. As a first time buyer I wouldn't even consider yours.

Looks like you're asking a minimum of £10K too much.
In a buyer's market, presentation is dreadful; black curtains, black carpet, black bedspread, black throws etc. Kerb appeal is minimal with bare lawn and empty\dead hanging baskets, Is the jumbo tree still blocking the view at the front?
Huge amount of decluttering needed, esp. the lounge which looks higgledy-piggledy with three types of curtains.
And no floorplan by the EA! If you use Streeview link, then all you can see is great clumps of leylandii.
TBH, you need to have serious rethink, the up, up and away days of house prices are long over!0 -

Really Hamish, trolling what ever.
Any reasoned person looking at right move would look at 3 bed houses which are £20-30k lower than the OPs home on rightmove. Thats not trolling that is common sense. Hence why there has only been 2 viewing and no offers.

The house is fine but the photos do it no favours.
Picture:
1 is fine, shows a good frontage and plenty of parking.
2. Poor lighting makes the colour scheme look mismatched in the kitchen. I would consider replacing work tops to beech on cabinets.
3. The wallpaper on the window has to go. It's okay on chimney breast. Consider changing fire surround to white. Break up sofa to create more space. put TV on Wall above fire. Take down the red swag. Your curtains are too short for tie back in the pic so try with them loose. What is the cream thing hanging on window wall, is it a door curtain. If so open it or remove for pictures.
4. Inside shot with blinds open. Outside shot to show space. Fold down table and borrow a couple of comfy
to show relaxing space.
5. open blinds and tidy up bed.
6. Buy a quilt and put over the bed and pillows. Lose the tie backs on curtains. Get rid of picture it clashes with wall paper and the light reflection from the camera not good.
7. Get picture of bath and then other side of basin. Don't try to get whole room in one.
8. Can you angle pics to lose pylons as it's a nice open space.
9. Put chair and table on the paved semi circle by garage and put chairs down. If you have a parasol consider putting it up.
