    Buying/selling always takes longer than people think/want/expect.

    However, if you have reduced the price on the understanding of a quick sale, then you would be justified in defining 'quick sale'. Give them a deadline for Exchange (or, if you wish, intermediate acts eg survey) and tell them if they miss that deadline the price goes up to... whatever.

    Well, the ones we chose were acting for the vendors, but initially the agent said it was fine because it was a big firm. So we sent off the papers and heard nothing more until the agent came back and said we couldn't use them after all. They suggested another firm instead but he was charging too much so we prepared to instruct a third, but he couldn't do it because our lender (Woolwich) doesn't work with sole traders so we ended up using another firm, recommended by the third solicitor. Phew!

    Am feeling your pain right now.

    I am chain free (already living elsewhere - FTB's buying ours) and they have taken 3 weeks from offer to go and make the full application for the mortgage.

    I am not in so much of a rush because I am not in a situation of having to pack up the house, etc but I am incredibly impatient. I expect when I come to buy in the next year or so I will be just as bad.

    It's so slow... I am impatient too as a buyer as have a date we really want to complete by.

    Out offer was accepted 29th May, mortgage application sent off the next day, valuation and survey carried out 13th June and all OK, searches sent off 11th June, got F&F list 19th June, we are waiting for our lender to receive references from employers and landlord and then we should be given the mortgage offer.

    I think it's a matter of reserving energy and stamina!! Ours is a renovation project so we are using the time to plan work and budget carefully, choose finishes etc, and totally de-clutter!

    Jozbo the house we are moving back to needs loads of building work and needs to be completely gutted ( nightmare tenants ). But I am to scared to start planning just incase our house sale falls through, as I would be gutted so I am waiting untill we exchange contracts before I start the new plans.
    We accepted the offer on 6th June so hopefully we should hear something soon

    yes, understandable.
    it's always a risk to do any sort of planning before exchange as it could all so easily fall through.
    however i have a bit of time free at the moment and not spending anything planning what we'd ideally like so hopefully will be useful.. one day if not for this property!
