Who / Should i be chaseing up about sale??

Sorry, i guess everyone will be sick of me by now :o
We accepted an offer on 6th june. Our buyers have a cash buyer buying thiers and we already own our new house. We accepted a lower offer than we already had as we thought it would proceeed quickly but i still havent heard about a survey ??
I have popped into the EA to ask if they have heard anything and they called the sellers, it took them 2 days to get back to say they were going to call their solicitors and pay for and instruct a survey.
The EA said they are getting a very small morgage with natwest for our house and that they might'nt even need the survey.
I just hate waiting around and at the minute it seems like they arnt to serious as i thought we would have had a call to arrange a time for the survey by now.
We have returned all the paperwork to our solicitors including the F&F list and form etc...
Do you think i should chase it up again and if so who with .... the EA or our solicitors ???

    my word if you are getting stressed already then you may be in for a torrid time.
    Buying/selling property is not an exact science and you are at the whim of lenders et al.

    It usually takes about 5-6 weeks to complete if everything is in order and the chain is movig on.

    I know I am a stress head !
    I'll be even more grey by the time we do move
    It's just I thought I would have heard about a survey by now as the EA said this is when you can tell people are serious.

    As Andy.m says rarely are things straightforward in a house sale (or purchase) and whilst having cash buyers in the chain is good, it's no guarantee that things will move as quickly as you hope......

    I posted on a previous thread of yours that when we moved last year our buyers took several weeks to arrange a Homebuyer's Report. They were very keen purchasers and from the outset made it clear they had targets to adhere to regarding completion dates etc. Despite their apparent seriousness we faced what seemed like a very long wait for a survey date to come through.....after the survey was carried out things did move relatively rapidly towards exchange and completion, but then a fire that wiped out a solcitor's office holding one of the chain's mortgage papers threatened to delay things further :( I believe our whole experience from going onto the market till completion took about ten weeks, which was pretty good!

    On a previous sale we sold to cash buyers who chose not to have a survey carried out and that sale took around six weeks, with us also not getting a mortgage or survey and our sellers going into rented accommodation :o

    Patience is definitely the name of the game here, although tempered with a dose of gentle reminders to your EA, sols etc that you want to keep things moving in the right direction......

    Even if your buyers will need a small mortgage, a valuation survey will be needed to be carried out on behalf of the lender.

    In your shoes I'd have expected buyers to already have solicitor etc lined up. I accepted an offer on my house on a Sunday and buyer phoned ea with details of her solicitor on Monday. Get your ea to keep chasing up buyer till there is some news on purchase proceeding as it should be.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Remember, it is not always down to your buyer as to when the valuation is carried out. EA keep saying that 'it shows the buyer is serious' but it all depends on their lender.
    If they are taking a mortgage with Santander, for example, they will not instruct the valuation until right at the end of the process - regardless of whether the buyer paid for it at the start - and other lenders instruct it right at the beginning.
    So it is not necessarily in the buyers hands when the valuation is actually carried out.
    Better is to check that they have instructed solicitors, given these details to the EA and paid their initial fee to get things started.

    From a buyers point of view, we found out our offer was accepted just before the Jubilee bank holiday, meaning that it was almost a week before our broker was able to arrange our mortgage and for us to select a solicitor. It took our agents two weeks (last Tuesday) to come back to us to tell us that we couldn't use that solicitor. By then we had had the mortgage lender's valuation survey and were on the verge of organising our own but that was put on hold until we appointed a new solicitor. We have finally been able to do that and today arranged for a survey (we have to pay more for it because the firm we originally chose couldn't do it in the correct timescale). We are first time buyers and never dreamed it would taken three and a half weeks to get to this stage. We haven't really hung around though I admit that it has been difficult to fit in all the paperwork with all the work I have on at the moment. So please be aware that it is not always the buyers' fault.

    We have never sold before so I wasn't sure who I should chase, I haven't called our solicitors yet so I think I will give them a call middle of next week if I don't hear anything.
    Hopefully it's just the lenders dragging their feet.

    We are in the process of selling. - no chain and first time buyers. The initial offer/ acceptance was over 4 weeks ago - and the survey and homebuyers report was only carried out yesterday. They were also told by the lenders not to start the searches tc until they have the survey back..........so things here ae pretty much stagnant. All our paperwork as completed. As for chasing up, we have gone through EA to gt the buyers to move forward. We have a pretty tight deadline, but doubt it will all go through asquicklyas we want. The homebuyers report will be at least a week from now....then the searches can be done. T s not easy with all hvwaiting, and can be very frustrating......bu keep on at the EA for information as they are your middle man - and you pay them enough!m

    Just out of interest, why did your EA say you couldn't use a particular solicitor?
