Depends on how good at poker you are and how much you really want to move without a sale falling through.
All the talk about reports etc is correct BUT at the end of the day if your buyer is holding the cards then its up to you how much you wish to bluff your way towards completion. if the buyer calls your bluff do you have a plan B?
Best option to keep all sweet may be to meet halfway after some suitably loud huffing and puffing via your agent and maybe seeing if your agent will come up with anything to make sure the sale goes through (they want their commission from you at the end of the day)

Well thank you everyone who has taken the time to reply to my post, your views and suggestions have been very helpful.
My EA contacted the buyer's surveyor on my behalf who did share the information with him and confirmed the minor points raised, one of which was incorrect so we have since put the buyer straight. The surveyor pointed out that none of the issues were urgent and they were shocked that the buyer was trying to further reduce the price when he had already got a bargain!! We have however agreed to meet the buyer halfway and accept £500 less as we cannot risk losing him!
We did consider getting the work done ourselves but tbh my husband just doesn't have the time at present and if we had to get contractors in we would probably be paying near enough what the buyer wanted knocked off anyway.
Fingers crossed everything goes smoothly, want to be in my new house asap!0 -
Well good luck, but as you got an offer at over 96% of your asking price, I think your statement that the buyer has got an absolute bargain may be somewhat overinflated.
They probably think the opposite!0 -

Just had the homebuyers guide back on a property we are purchasing.
As with them all - they state
A. It's overpriced (but they always ask what the price is BEFORE putting their estimate in.
Everything is "fine for the age"
Electrics - Need ripping out and replacing as over 10 years
Gas - rips it all out it's over 10 years
Water - rip it all out it's over 10 years
Fence boundaries - budget for replacing
Near by trees - Ensure you maintain them as roots could cause problems - even though the trees are much older than the house and the house has been there for 10+ years.
They purposefully say the price is too much to protect the lender.
Purposefully find fault where there really is none to protect themselves
Purposefully pretty much negative so it could fall through and then they are around again a few weeks later doing the same survey for another potential buyer..
The buyer/vendors are just pawns and bled dry by everyone else due to an archaic system where nothing is finalises and anyone can do what the hell they want, making everyones lives a misery!
Just like the asking price - then you find the Vendor wants to take everything with them - including the radiators/boiler/bath/door handles. It's never as advertised (but the small print covers that off!)
Stand firm - they saw the property, 1k is sod all. they would have spent a good £500 on the survey. they are trying it on.0
