Buyer wants to renegotiate after survey!!

    no report, no negotiation.

    I can't see any grounds why your buyer can expect you to lower your price without good reason

    Well, now you know what the issues are. And if you look for them you can see plainly whether they are valid concerns or not. So really, you do not need to see the survey report.

    They do still need to see the report, as it may well conclude that the value of the property taking into account the defects is the agreed purchase price - hence a re-negotiation is not required and the OP does not need to offer any discount.

    I would agree with your reasoning as to why there is a statement, but in my experience the statement is quite restrictive.

    And in my experience, as someone who has written many many valuation reports, I'm quite confident that they're not as restrictive as you think. ;)

    Would you have accepted the revised offer in the first instance? The report may agree with the original offer; but to be honest thats the way the game is played. Either call there bluff or look to split \ accept*

    * see if can accept but on the proviso that exchange within X amount of time? Any scope on the fixtures and fittings for selling any to cover this?

    I had a PITA Buyer who wanted £500 off for 'non existant work' - (As I know they havent done the work in over a year!! ) I accepted this but the look on there face on Moving day when they arrived to see me passing the new vertical blinds to the next door neighbour (for a modest fee) was priceless (As wasnt in the F&F)..

    Are you in an area eligible for stamp duty over £125k? If so, I think you've been very lucky to get so near to the £125k figure and don't see how you can really think you've dropped the few grand you priced it over that.

    Not many people would pay the £4.5k you were asking for that was over the threshold you were . In my mind, you've really only dropped £500 from what should have been your realistic acceptance price (and now a further £1k). Not sure where £6k comes from, btw. Isn't it £5k less than you asked?

    I still think you've done very well to get even £123,500 (if that's what you agree on)...

    Whether he is trying it on or not isnt really of any relevance. And to be honest whether theres anything in the survey means nothing either.

    Your buyer wants to renegotiate, would you have accepted 6k off in the first place, if so then do you want to risk losing the seller.

    Personally I would consider telling the agent to meet halfway on condition of seeing the survey. At least it looks like you are playing the game and make sure the other side know thats the best you can do.
