Werdnals post is good, just a clarification on
or in a post June 1992 building, which should have a mains wired smoke alarm system, with at least one alarm on each floor of the propertyRegarding some of the other problems with the property, there is no legal obligation for smoke alarms in a family property - these are only required when single rooms are let to different tenants (know as an HMO property).0 -

We don't need to see photos but Environmental Health might be interested in seeing them.
I think you should concentrate on getting to see the Private Sector Tenancy Relations Officer at your Local Authority. It might be worth explaining to them how your landlord has compromised your HB claim as well0 -
Kirsty, you're right in saying it's weekend and there is nothing you can do (unless you can manage to change the locks) so.....try your best to put it to the back of your mind for now. I do realise that's not easy but maybe you could give yourself 10 minutes every day to 'worry' about it and then when the 10 minutes is up, go and do something else.
Your landlord sounds like a complete idiot to be honest so don't let him intimidate you. There are people who will help you. It is their job to help so pass it on to them and let them get on with it.
I am an 'accidental' landlord, not sure I like that terminology but anyway, I made sure that I found out as much as possible about my responsibilities and I try to do everything properly. There really is no excuse for the way your landlord is behaving.0 -
That's what I'm hoping to do Monday the problem is that I just don't trust him !! He is an !!!! although I have paid him his rent plus 200 pound every month for the last four months I'm obviously trying he and she keeps chucking back at me all the past where I got into arrears
how do uou argue with that I know I was wrong I have admited I'm wrong I even said that as soon as the arrears are cleared I will move out as I couldn't afford to repay him at that rate and rent somewhere else.
I just have to get through this weekend without having a breakdown before I even get to Monday
