    I think people are missing the fact the OP doesn't have an address for the landlord, as the C/O address no longer works.

    Well, that's not the OP's fault. From what I understand the OP has asked for a valid postal address and has not been furnished with one.

    What would I do? I'd get onto the Land Registry website, pay my four pounds, and find out what address they hold for the owner of the property. I'd also pay down the arrears to less than two months owing and CHANGE THE BLOODY BARRELS ON A LOCK ON BOTH THE FRONT AND BACK DOORS! And I'd be doing that first thing tomorrow morning. A fiver-ish per barrel and you can do it easily with only a screw-driver. It should take about five or ten minutes per barrel once you have a look at a tuition thingy on YouTube or similar.

    I would also cease any communication with the landlord until he furnishes you with a valid address. I would also not be answering the door to him or his harpy either on Monday or any other day for that matter.

    OP: please do not despair! This brute can't get away with treating you like this if you don't let him. And please don't let him scare or bully you, if only for the sake of your children. They need you to protect them, and you can. Honestly.

    About the lack of gas safety cert and the blocked drain I'd be booking an appointment to speak to someone at the Local Authority's Environmental Health peeps.

    Give your Local Authority a call and see if they have a private tenancy-relations liaison officer who should be able to advise you. Most LA's do.

    Thanks everyone unfortunately the weekend has hit and what I can dk is limited which just means me - sleep +stress = emotional wreck I'm sorry about my breakdown in the last post I have since spoke to my local council and the poor guy I just sobbed at him he is compiling a load of info and such in a letter he has also offered to ring landlord for me Monday bug I don't know if this is a good plan or not?!
    I truly value everyone's advice thank uou very much and the support has been great I needed you guys today :hug:

    I really appreciate everything and all the time you guys have put into responding to my dilema . like I have said before I admit I'm wrong for my rent arrears but I been trying to rectify it just gets you down sometimes especially when those goal posts keep being moved :(

    I would hazard a guess that the address that will come up is this one as all his post comes here even though I have objected bank statements dwp envelopes tax credit envelopes inland revenue plus mobile phone bills and god knows what else.
    Is this right can he do this ?

    He can do what he likes, but having all his mail delivered to your home suggests that he doesn't have consent-to-let from his lender. This would only become a problem for you if they either find out and want to do something about it or he fails to keep up with his mortgage-payments.

    Is collecting his mail the main reason why he thinks he can let himself into your home whenever he feels like it?

    Angel, am I right in understanding that his lack of contactability/reluctance to furnish a correct current address for the LA to be able to get verification was the result of your Local Authority withholding your HB?

    Quite honestly, I think you should be making plans to get the hell out of there asap. Inexperienced/accidental landlords who have not the faintest idea of the LL&T legislation can be the very worst kind. The kind who think they can take the law into their own hands rather than dealing with their tenants fairly and decently. This a-hole sounds neither fair not decent. Which could put you at risk of some "unconventional" treatment.

    Get those bloody lock-barrels changed tout ruddy suite!

    That's right in the recent case of hb being stopped as he was not filling on the correct forms as he wasnt receiving them as he no longer was using that are of address . I asked him then for a correct contact address and repetedly since. In the beginning it was just his pure reluctance to issue a tenancy agreement until hb wouldn't pay then I got a load of abuse and a agreement sharp ish !

    And a actualy in fairness to him the only time he is fair about when he is coming up is when he wants to collect his post ?!

    Get on the phone to the Council first thing Monday morning and keep trying to speak to the Private Sector Tenancy Relations Officer ( they are always busy but do persist) . Tell them that its urgent - that you have rent arrears and that the LL and his GF are being verbally abusive and threatening to turn up at the property.

    Yes you should pay your rent in full and on time but not doing so does not give your LL the right to be rude to you and to doorstep you/make his way into the property.

    Not having annual gas safety checks and not obtaining a GSC ( retaining it for 2 years) are criminal offences
