Stubborn landlady - advice please

    The LL hasn't done the OP a favour in doing those repairs. It's the LL's responsibility to make sure everything is working and in a good state of repair.

    The OP has agreed to pay alot of money every month for what they were expecting to be an unfurnished house, so that's what the house should of been before they moved in... simple.

    Just be polite and put things in writing and I'm sure the LL won't get too aggrevated. After all, the LL wants your money as much as you want the house!

    Can't you remove the table legs and store it somewhere? could you find a storage place for your table and use this one ( or is it ugly?)?

    That's my biggest concern - and generally they have been very reasonable. The day we moved in the boiler wasn't working and so we didn't have any heating or hot water. It was a saturday and couldn't get a plumber out until monday morning. They gave us 2 days rent free and we got a cheque in the post by the end of the week from the agent. The plumber was there first thing monday and has been back a couple of times to finish fixing the little foibles.
    The problem with storing it is that it is a very old table that has a frame and then leaves and a table top. Obviously the leaves and the table top are easily stored as they will go flat against the wall. But the frame/legs that it sits on takes up some considerable room. Also, there is no storage/cupboard space in the house. There is a shed but I don't want to put it out there for it to get damp and end up with a row because it's not in the condition it was when we moved in etc.!!

    You could write to the LL and tell her that's what you intend to do if it isn't removed from the house within 14 days. I can't see she could have a problem as long as you inform her what you're going to do.

    As mentioned before, you entered into an agreement to rent an unfurnished house, so the LL should stick to her side of the deal.

    You could write telling her it will go in storage in two weeks and you'll deduct the storage from the rent - as long as notify in advance and get reasonable storage quotes entirely reasonable. Is it on inventory?

    We had a landlord who built false backs to the cupboards (so they were all 30cm deep (i.e. not wide enough for clothes) and behind was full of his cr&p.... when we twigged it all went to the charity shop.... of course nothing was on the inventory so his LA signed it off and deposit back...:rotfl: One day Mr. ex-pat landlord will return and have no idea which tenants disposed of his clothes and nick nacks.... he was too cheap to pay storage for his stuff and too cheap to fix his property :T

    Are the items on the inventory since the flat's supposed to be unfurnished? If not the condition is not really your problem.

    Yes the items are on the inventory as they were in the property the day we moved in, which is when the inventory was done. It describes the condition of them in great detail - not very good condition incidentally.

    When we returned our signed copy of the inventory, I added a note to it saying that the property was marketed as unfurnished and that we have asked for these items to be removed.

    Whilst I agree with many other posters that the LL really should take the table out, or at least let you dispose of it, I wonder, if you want to keep the peace and intend to live there a long time, if you would be better selling your own table and using the LL's one?

    If your own table is something special that you really want to keep then I think the idea of getting the LL's table put into storage and deducting the amount from the rent would be a good one.

    Failing that, how about having the LL's table delivered to the MC with a letter telling them that you're sure as they've been so helpful in the past that they won't mind sorting out storage ;)

  • I think this is just a case of the LL being too tight to pay for storage - why would she when she can keep it in your home for free!! This needs to be sorted out - the presence of these unwanted items are stopping you from enjoying the property (which you've paid dearly for) fully. Unless you signed a contract which stated 'furnished' or even 'part furnished', the stuff shouldn't be there. Imagine if every landlord thought 'I've got loads of old furniture I don't want in my house, but don't want to dump either - I know, i'll shove it in one of my rental properties, they won't mind' = free storage!

    Incidentally, this has happened to me - my flat was supposed to be unfurnished, but I found a manky old wardrobe, a couple of ancient musty-smelling cushions, a rotten wooden dish drainer plus various other bits of junk - they were all promptly binned! Mind you, my LA trusted me to fill out the inventory form by myself,(they gave me the keys in their office so didn't witness me moving in at all) so I just didn't put them on the inventory! I've lived here for 4 months now and still not had an inspection either - for all they know I could've wrecked the place by now! (I haven't by the way!)

    Given the shower was broken for a week, it was lovely to know the British Heart Foundation shop got the full benefit of his Gucci Shirts :eek:, golf clubs etc... we did however swap the nice dinner plates for the chipped ones he'd left... We were paying for the house and the furniture, not to be free self-storage.
