location verses house - your opinion please!

Hi,

Just really after people's opinions please!

We have seen two houses we REALLY like, one is 9 years old, in a lovely area, not overlooked in the back garden 4 bed detached.
The other one is massive, built in the 1940's ,really impressive looking from the outside, with a huge kitchen (a big plus for me) and lovely house but it's in not so nicer area, not bad, just not as nice. Up for very similar prices.

Unfortunately I can not post links as I am new and the site won't let me but really just after your opinion as to which one you would go for, how important location verses house actually is to people!

    Perhaps you could just name the areas and then members could make more informed suggestions.

    TS19 0SB (Newham Grange Avenue) is the big house not so nice area - listed for sale 20th April
    TS18 3UF (Van Mildert Way) is the newer smaller house, nicer area - listed for sale 5th May 2012

    We have been the first viewing for both houses...

    Another vote for location.

    It's always been stressed to me, by my building and property savvy family

    "If you have a choice between living in the worst house in the best area and the best house in the worst area, then always pick the best area".

    It's up there with other pearls such as "Never buy leasehold" and "Always get it in writing before parting with cash".

    If you were thinking of buying to rent out in the future, then the large house in the crummier area might be an option, after all, you're not going to live there, but if it's for you to live in, buy the lesser house in the nicer area.

    After seeing both houses for me it would have to be the larger house.

    On streetview the area looks nice. The house is amazing. The smaller one just seems so expensive in comparison.

    It all depends what you want out of a house though, if the smaller one is big enough then go for the area.

    Tough decision, but my god the big one is very impressive for the price.

    Well, Id always plump for location, but having said that, my ideal location would never be on an estate of similar properties which is what the little boxes first property is!

    The bigger house looks lovely, the area doesnt look rough in the photos, what is the problem with the area?

    And, my goodness, you are lucky with prices like that, it wouldnt buy a 3 bed terrace in my area.

    Hmm, I see on the street view that there appears to be a LA estate near the property - is that the problem? It certainly is a one off in the road, isnt it.

    I was very positive in my earlier post but after comparing the two houses I can see your dilema.

    I cannot believe the older house is priced at only £185 as it looks fabulous. The other one is nice too but like many other developments.

    Why is it only £185K - seems ridiculously low. However I don't know the area so therefore cannot comment.

    I still think location is the most important but agree you have a tough decision.
