I would definitely go for the older house.
Although the new build housing estate is currently a really sort after area, what is to say that it will be in say 10 years time? Where I live, a few "new build" housing estates were created in the late 80's - early 90's and at the time were the "in" place to live. One of them in particular is now really run down and the prices certainly reflect this.0 -
Wow, I'd be pleased to live in either of those:) if I had to choose though I would say the larger one. Unless it was in a rough road, it wouldn't bother me and when you go home you close the door on everything anyway. If and when you decide to have children, you can send them to a more desireable school if you wish. Good luck with your decision

You may want to open the window on hot days/nights though... and if there are drunk people arguing in the street every night then you may quickly find yourself sleep deprived, worrying about your car and whether someone'll smash your living room window!You were only killing time and it'll kill you right back0 -
Just a thought with experience behind it, don't let peoples neat houses fool you that they are not anti social.
We moved into a cul de sac and everyone had nice gardens and looked after their houses but unfortunatley still have anti social behaviour. The best thing is to monitor the area yourself of the old one. Wish we had

Not the slave box teapot house ....The newbuild is horrible without any character. the bigger one wins hands down..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
I quite like new builds, so what I'm about say is not coloured by a dislike of them (laughed at 'slave box teapot house' though!)
As others have pointed out, people with kids are unreasonably influenced by quality of local schools. You need to think ahead. It might not be as simple as deciding to send your children to a different school; people go to great lengths to get into oversubscribed schools so you might be forced to go local. That goes for possible future buyers as well as you.
When I buy a house, I think about whether I can sell it. The older house is unquestionably nicer. No contest. However, when you come to sell it, people viewing a house that size will probably be families. They might not even look at it because they want to be in a particular area for school catchment. Some people won't even consider looking in certain areas. I've made the mistake in the past of buying a lovely house in an OK area rather than a less nice house in a better area. I didn't lose out financially - more through luck than judgement- but I won't make the same mistake again.
Some of our friends have been struggling to sell a beautiful house, not dissimilar to the older one you're looking at, for 4 years. the house is lovely. The nearby council estate and school are not and it's put buyers off.
