I don't know the area but prefer house 2 bigger drive garden doesn't seem as steep and house seems bigger inside.

The grass area on the first one looks quite sloped - not sure I'd like that tbh.

    Would go for 2nd one.
Better useable gardens, decent drive, not on a hill?
Ensuite is great when for families, stops fighting over bathroom.

However no 1 kitchen diner looks really nice.
    Also dont know area.
Best to go and view both again

  • on first appearances house no 2.

    looks nicer from the outside.
    garden looks more family friendly.
ensuite - despite losing space from your bedroom is very desirable especially if you decide to resell. (and speaking as a parent its bliss to have your own bit of privacy!:rotfl:).
    Looks like more square footage.

If the gardens definitely are north and south facing respectively I would definitely go for no.2. I agree with Guy that the kitchen/diner of no.1 looks very nice but you can't change the orientation of a house and I would never again buy a house without a south/west facing garden.

Another point if the measurements are correct (a relatively rare event in my experience) is that the second bedroom in no.2 seems enough to be a double whereas it would be a squeeze in no.1 although the 3rd bedroom is a bit smaller in no.2 than no.1. That may or may not be important to you.

From the pictures it looked to me like there would be more of an opportunity to add a garage than in the first one.

P.S. I know nothing about the location.
  • I prefer the outside of No.1 (the front of the house and the garden), but prefer the inside of No.2 (I'm personally not a fan of kitchen/diners, plus this one has an en-suite)... although the kitchen on No.1 is nicer in my opinion.

Guess it just depends which are the more important aspects for you...

These two properties are on my short-list, I reckon they'd sell for about the same price.

This one looks to be on a slightly better estate, ....

Is the right answer every time.

I totally agree - location is something you can't change (ok and the direction of the garden). To me I would opt for a better location every time, and I also do think that the master bedroom looks very small on number 2. More bathrooms means more cleaning at the end of the day!:( So as long as number 1 has the better location - this would swing it for me!

It's the one with the sunny back garden or nothing. I didn't even look/read the details, just spotted that one had a sunny garden and one didn't.
