Agree with Evansmummy........although our last two houses have been large five and six bedders and we are complete hoarders, we have left it till quite late on to start the actual packing - as opposed to decluttering/getting rid of unwanted stuff - just in case there was a last minute hitch!

We once viewed a very big house where the elderly couple were literally surrounded by boxes - they were in every room of both main house and annexe and the couple appeared to be living out of suitcases. I believe they had had a sale fall through some weeks previously, but even worse about 18 months after we had bought a different house I spotted the elderly couples' house still for sale on RM so goodness knows how long they continued to live like that

With any luck you won't have any issues with your sale and it will proceed smoothly, but I'm a pessimistic type and personally wouldn't want to tempt fate by boxing up too soon!

Getting rid of things via caboots and ebay is a great idea though and will definitely be a help when the time does come to pack.......

It costs for an average 3 bed not going very far:
    1) £300 for a one man band you might know down the road (not bar registered - risky unless you know him well).
    2) £500 for a bar registered firm.

Not in London it doesn't. Believe me, I am tighter than a duck's bottom, and the cheapest quote I have had for a 2 bed house with easy access and nothing unusual in it is £700. I have been searching high and low for cheaper quotes... but alas, nothing.
